BMU Design Standards Modification Conclusions <br /> 1. The criteria for modification of the roof form have been met. The proposed <br /> parapet roof provides more appropriate building massing and articulation for the <br /> size of the proposed building. It is consistent with roof forms of other residential <br /> buildings in this area and within the City. It provides superior design treatment <br /> that could not necessarily be achieved if these standards were strictly applied. <br /> (findings 24 through 35) <br /> DECISION <br /> Based upon the preceding Findings of Fact and Conclusions and testimony and <br /> evidence submitted at the public hearing, it is hereby ordered that the following permits <br /> are granted: <br /> 1. A variance is granted for construction of a structure at 3214 Broadway Avenue, <br /> Everett, Washington, to exceed the maximum building height by approximately <br /> three feet. <br /> 2. A variance is granted to allow access off 32nd Street into a parking garage for the <br /> property at 3214 Broadway Avenue, Everett, Washington. <br /> 3. A modification to a basic development standard for BMU property in the City of <br /> Everett is granted. The Applicant is allowed to develop the building with a <br /> parapet roof with cornices. <br /> These permits are granted subject to the following conditions: <br /> Conditions based on Public Works Submittals <br /> 1. A Public Works Permit is required for the project. Detailed drawings in <br /> accordance with City Design and Construction Standards shall be submitted to <br /> the Public Works Department showing site parking layout, landscaping, utilities, <br /> storm drainage, temporary construction erosion control and all required <br /> improvements in the public right-of-way. Public Works Department approval of <br /> these drawings is required prior to any permits being issued. All improvements <br /> shall be completed, approved and warranted before the Occupancy Permit is <br /> issued/final approval is granted. <br /> 2. Full standard half-street improvements are required along the entire project <br /> (Broadway Avenue and 32nd Street), including, but not limited to, curb, gutter, <br /> sidewalks, street widening and drainage control per City Design Standards. <br /> 3. The parking design must be developed to City Standards. <br /> 4. All grading/fill on the site shall be done in a manner that does not impact the <br /> surrounding properties. <br /> 5. The project must comply with the City of Everett Building Code and Sprinkler <br /> Ordinance. <br />
