17. Broken or damaged sidewalk must be repaired/replaced according to the <br /> requirements of the City Public Works Department. <br /> 18. Construction plans must be designed from a site survey performed by a licensed <br /> State of Washington land surveyor. <br /> 19. Soil compaction testing shall be performed throughout the construction of the <br /> public street and utilities. Density curves shall be submitted to the Public Works <br /> Department prior to permits being issued for any aspect of the project. All work <br /> performed by the geotechnical engineer or testing lab shall be reported directly to <br /> the City Public Works Inspector before covering work can be continued by the <br /> contractor. Daily reports shall be kept by the soils investigator/tester and <br /> submitted to the Public Works Inspector within 24 hours. <br /> 20. All exposed ground must be reseeded within 30 days of the completion of <br /> construction. If reseeding is not practical because of weather or seasonal <br /> problems, the ground must be covered with mulch as directed by the City <br /> Engineer. <br /> 21. Temporary erosion control measures for construction activity must be operational <br /> prior to commencement of any clearing or earthwork. <br /> 22. All excavated material from foundation, sidewalk and driveways shall be hauled <br /> to an approved, permitted site. No wasting of material is allowed on this building <br /> lot. <br /> 23. No dirt, mud, rocks or debris can be tracked onto roadway. <br /> 24. No building materials can be stacked on the sidewalk/roadway, and the <br /> sidewalk/roadway is to be kept clean and open for pedestrian travel. <br /> Conditions based on Planning Department Submittals <br /> 25. The plans submitted for building permit shall identify all colors and materials. <br /> Calculations shall be provided to demonstrate that the first floor 60% glass <br /> window requirement along the Broadway Avenue frontage is met. <br /> 26. A detailed landscaping plan shall be submitted with the building permit <br /> application and shall identify species, size, location and quantities of plants. The <br /> landscape plan shall include an irrigation plan for street trees and landscaped <br /> areas. <br /> 27. Plans submitted for building permit shall demonstrate that rooftop mechanical <br /> equipment will be screened to BMU zoning standards. <br />
