Applicant is encouraged to obtain a copy of the Ordinance and determine applicable mitigation <br /> fees and/or other requirements prior to building permit application. The actual charges and requirements shall be as <br /> per the information on the approved plans at the time of building permit issuance and the ordinance in effect at that <br /> time. <br /> This project shall generate a net increase of 89.3 PM Peak Hour trips per the Traffic Impact Analysis prepared by Jake Traffic <br /> Engineering, Inc. and dated 10/6/2015. The trip generation component of this study is acceptable as submitted with the <br /> exception of the pass-by trip calculation which is not approved for this site and was not considered in the evaluation of the site's <br /> net increase in PM Peak Hour traffic. If calculated today(11/24/2015)this project would owe a traffic mitigation fee of$89,836 <br /> upon building permit issuance. <br /> Frontage Improvements are required along the entire project frontage. <br /> All roadways and driveways shall meet current City of Everett standards. <br /> All traffic control markings along private driveways with 50 feet of the right of way shall be MUTCD compliant. <br /> Stop signs shall be required on all driveway approaches to the public right of way. <br /> City of Everett Staff Use Only <br />
