5. All exposed ground must be reseeded within 30 days of the completion of construction. If reseeding <br /> is not practical due to weather or seasonal problems, the ground must be covered with mulch as <br /> directed by the City Engineer. <br /> 6. As-builts of storm sewer, sanitary sewer, and water systems will be required to be submitted per City <br /> Design and Construction Standards and Specifications for Development. <br /> 7. Any grading/fill on this site shall be done so as to not impact the surrounding properties. <br /> 8. Special charges for connection to the sewer and water systems in accordance with Ordinance 3095- <br /> 08 (codified as EMC 14.08.135) and subsequent revision are applicable. These charges are based <br /> on projected water usage and can be substantial. Applicant is encouraged to obtain a copy of the <br /> Ordinance and determine estimated charges prior to building permit application. The actual charges <br /> shall be computed by the Public Works Department per the ordinance in effect at the time and <br /> according to the information on the approved plans at the time of building permit issuance. <br /> 9. Frontage improvements are required along the entire project frontage. <br /> 10. A stop sign is required at the driveway access point. <br /> 11. All roadways and driveways must meet current City of Everett Design and Construction Standards <br /> and Specifications for Development. <br /> 12. Provide pedestrian access to the City sidewalk and all building doorways. <br /> 13. All traffic control markings and devices on driveways within 50' of the right-of-way shall be MUTCD <br /> compliant. <br /> 14. All fire hydrants must be a minimum of 50' away from any structure, but no further than 200'. <br /> 15. The on-site water main will be staked within an easement to the City. The easement will be <br /> submitted to the City prior to issuance of permits. The easement shall be 5' on one side of the water <br /> main and 10' on the other side to allow room for future improvements. This process typically takes <br /> place during the Public Works Permit Application review process. <br /> 16. Industrial Pre-Treatment has no initial concerns about the proposed (shell) building construction. <br /> However, there may be issues to address with future tenants that may occupy the space such as floor <br /> drains/under-slab piping and the need for pre-treatment. Such issues will be addressed with future <br /> tenant applicants. <br /> 17. The City of Everett will need to thoroughly review and approve the Plans and Specifications for the <br /> proposed 8-inch Ductile Iron water main replacement in Sound Ave. This review should be done <br /> through the Public Works Permit Application process. Please ensure all details for the water main <br /> replacement are included in the Public Works Permit Application Submittal Package. <br /> 18. The City of Everett's Water Department would like to propose a trade for development. The 12-inch <br /> ductile iron main is approximately 17-feet deep. In exchange for the contractor performing the <br /> excavation and shoring to expose the main, the City will do the tap and connection free of charge. <br /> This tap should be located at the pipe crossing between the two existing 12-inch water mains. <br /> 19. The City of Everett's Sewer Department would like to know if the proposed business will generate <br /> high flows discharging to the sanitary sewer system. Please address on the civil plans submitted with <br /> the Public Works Permit Application package. <br /> 20. The City of Everett's Transit Agency will need a turnaround and bus stop located at the intersection <br /> being installed at the roundabout area at the end of 36'h Ave <br /> (--1-7 <br /> 40- I /1//� <br />
