Your application has been received and a permit set up. However,the submitted documents are not <br /> sufficient for us to perform a complete review at this time. Revised construction-level documents need to be <br /> submitted for review. Information is attached to provide guidance. Preliminary comments are provided <br /> below to assist in revising the drawings, but these are not intended to provide a comprehensive review. <br /> 1. The submitted drawings were printed on 8.5x11 paper and are not legible. The drawings should be <br /> submitted on the 18x24 paper matching the original drawn scales. <br /> 2. The proposed project involves significant structural modifications to the house, most notably but not <br /> limited to the roof. The design appears to exceed the prescriptive limits of the IRC and requires an <br /> engineered design per Section R301.1.3. Structural drawings and calculations should be sealed and <br /> signed by a professional engineer licensed in the state of Washington. See RCW 18.43.010, 18.43.020, <br /> and 18.43.070. Alternatively, the design should be revised to comply with the limits of IRC Section <br /> R802. <br /> 3. Continuing with the previous comment, the plans do not clearly delineate between existing and new <br /> walls. The Existing Floor Plan 1/A2 should show the walls to be demolished. The New Floor Plan <br /> should delineate between new and existing walls. Other features including but not limited to new <br /> and relocated fixtures (bathroom) and doors (front door) should similarly be drawn to indicate they <br /> are new work. <br /> 4. The submitted plans do not show the lower lever. The proposed project includes new gravity framing <br /> extending through the building to the lower level. New foundations are required. A plan showing the <br /> lower level and work occurring at this level should be provided. <br /> 5. Continuing with the previous comment, the lower level should include an undeveloped area of <br /> approximately 350 sf. If this areas has been converted to habitable space, it was performed without <br /> permits. The condition of this area needs to be clarified. Any work to convert this area needs to be <br /> shown as new work, or the area needs to be returned to a non-habitable space. <br /> 6. The submitted plans are not clear on the status of the covered deck in the SE corner, which potentially <br /> is shown as interior space in the Existing Floor Plan. Note that if the deck area has been previously <br /> converted to interior space, this work was performed without permits. See the attached SnoCo <br /> record showing that the house should have an exterior deck in this area. The condition of this area <br /> needs to be clarified. Any work to enclose this area and incorporate into the building needs to be <br /> shown as new work, or the area needs to be returned to an exterior deck. <br /> 7. The submitted plans are not clear on condition of the outdoor patio in the NE corner. The SnoCo <br /> records shows this area is covered but not enclosed. Note that the placement of the fireplace is not <br /> consistent. Streetview imagery shows that at least part of the north side should have open wall <br /> area. Work enclosing this area appear to have been performed without permits and should be shown <br /> as new work. <br /> 8. Sheet A2 indicates that the project includes significant remodel to the upper floor level. This appears <br /> to include expanding a portion of the building area onto the existing covered deck at the SE <br /> corner. The submitted drawings are not sufficient for the proposed work. Reframing of the floor is <br /> anticipated. Sections and details for the walls and floors should be provided. The new exterior wall <br /> elements should be insulated per the WSEC. <br /> 9. The plan on Sheet A5 only appear to represent the roof framing construction. The ceiling construction <br /> is not shown. Additional requirements including but not limited to the roof insulation and ventilation <br /> are required. <br /> 10. Continuing with the previous comment, additional structural details should be provided for the <br /> framing supporting the roof and the foundations.
