groundwater or soil vapor and may be a source of contaminants such as radon and metals. This section <br /> of the report summarizes known geologic factors and conditions that may impact the Property with <br /> regard to environmental concerns. <br /> 2.5.1 Geology <br /> The Washington Interactive Geologic Map, provided by the Washington State Department of <br /> Natural Resources, indicates that the Property is underlain by Vashon till. These deposits consist <br /> of a dense mixture of silt, sand, gravel, and clay, which typically are characterized by relatively <br /> low vertical hydraulic conductivity. <br /> PBS Engineering + Environmental (PBS) conducted a Petroleum Contaminated Soil Excavation <br /> Cleanup Report at the Time Oil Station 168, located approximately 215 feet northeast of the <br /> Property. The report indicated that the site was underlain by approximately 10 to 12 feet of <br /> assumed fill material ranging from clay to gravel with areas of potentially native silt. The fill was <br /> underlain by silty sand and sand to depths between 24 and 26 feet below ground surface (bgs). <br /> A clayey silt layer underlain by dry brown sand was observed beneath the sand and silty sand <br /> layer. <br /> 2.5.2 Hydrologic and Hydrogeologic Environment <br /> Both the Google Earth application and the USGS Topographic Map of the Marysville, <br /> Washington Quadrangle, published in 1973, depict the topography in the vicinity of the Property <br /> as sloping downward to the northeast. The topographic map depicts the closest surface water <br /> body as Port Gardner,which is located approximately 0.7 miles to the west. <br /> Based solely upon inference from local topography, drainage patterns, and surface water flow, it <br /> appears that shallow-seated groundwater in the vicinity of the Property flows in a general <br /> northeasterly direction. Based on this inferred groundwater flow direction, potential off- <br /> Property sources of chemical contamination that might adversely affect the Property would, <br /> therefore, most likely be located to the southwest in an inferred upgradient hydrologic position <br /> relative to the Property. <br /> The PBS Cleanup Report indicated that perched groundwater was encountered at the Time Oil <br /> Station 168 site at a depth of approximately 12 to 20 feet bgs. Regional groundwater was <br /> encountered at approximately 68 feet bgs. <br /> 2.6 SUMMARY <br /> No issues of potential environmental concern were identified during our review of current Property use <br /> conditions. <br /> 3.0 USER-PROVIDED INFORMATION <br /> The following subsections summarize the information provided by the User of this Phase I ESA. <br /> 3.1 TITLE RECORDS <br /> A preliminary title report or chain-of-title report was not provided by the client to SoundEarth for review <br /> prior to production of this report. These documents may provide information about the Property, <br /> including ownership and other interests in the land, easement, and liens. Not all liens, defects, and <br /> encumbrances affecting title to the land may be included in the preliminary title report.
