This land use permit shall terminate if the applicant does not apply for a building permit <br /> within 18 months (or, with an extension, 24 months), except where a time limit on the <br /> land use permit is otherwise established under federal or state law, city ordinance, or an <br /> executed development agreement. <br /> INFORMATION FOR DEVELOPER: <br /> 1. A Public Works Permit is required for this project. Detailed drawings in accordance with <br /> City Design and Construction Standards shall be submitted to the Public Works Department, <br /> showing site parking layout, landscaping, utilities, storm drainage, temporary construction <br /> erosion control, and all required improvements in the public right-of-way. Public Works <br /> Department approval of these drawings is required prior to any permits being issued. All <br /> improvements shall be completed, approved and warranted before the Occupancy Permit is <br /> issued/final approval is granted. <br /> 2. The Applicant and contractor shall minimize impacts to traffic along E. Marine View Drive. <br /> 3. Replace broken curb and sidewalk section as needed where trucks are entering and exiting <br /> the site. <br /> 6 <br />
