Applicant is encouraged to obtain a copy of the Ordinance and determine applicable mitigation <br /> fees and/or other requirements prior to building permit application. The actual charges and requirements shall be as <br /> per the information on the approved plans at the time of building permit issuance and the ordinance in effect at that <br /> time. <br /> This project shall generate a net increase of 119 PM Peak Hour trips per the Traffic Impact Analysis prepared by Transpo <br /> Group and dated July 2016. The trip generation component of this study is acceptable as submitted. If calculated today(July 14, <br /> 2016)this project would owe a traffic mitigation fee of$285,600 upon building permit issuance. <br /> Manage construction traffic to mitigate traffic impacts to the maximum extent feasible. <br /> Measures such as those identified in the approved Traffic Impact Analysis may be required based on observed construction <br /> impacts. <br /> Site preparation shall occur during summer months when a parking shortfall is not projected. If site prep occurs at another <br /> time of the year additional parking mitigation measures may be required. <br /> Relocate pedestrian crossing at 13th Street driveway to west side of driveway to minimize pedestrian/vehicle conflicts. <br /> No additional Traffic comments at this time. <br /> City of Everett Staff Use Only <br />
