Low impact design flow control credits can be used per the most current version of the DOE <br /> Stormwater Management Manual. Modeling should be per the most current version of <br /> WWHM2012. <br /> 6. A traffic study will be required for the proposed project. <br /> 7. This project is subject to Transportation Mitigation in accordance with Ordinance 3389-14 <br /> (codified as EMC 18.36) and subsequent revision. Applicant is encouraged to obtain a copy of <br /> the Ordinance and determine applicable mitigation fees and/or other requirements prior to <br /> building permit application. The actual charges and requirements shall be as per the information <br /> on the approved plans at the time of building permit issuance and the ordinance in effect at that <br /> time. <br /> •Traffic Mitigation Fees listed below are an estimate only; final traffic mitigation fees shall <br /> be based on approved traffic study provided by the applicant: <br /> o Proposed Development Traffic Fee Estimate= $317,904 <br /> o Existing Site Use Credit= $0 <br /> o Estimate of Net Traffic Impact Fee= $317,904 <br /> 8. All traffic control markings and devices on driveways within 50' of right-of-way shall be <br /> MUTCD compliant. <br /> 11. All site access shall use existing driveway onto 13th St. No new site access points permitted. <br /> 12. Provide detailed site plan, including circulation and parking details. <br /> 13. Parking layout must be consistent with City of Everett Standards. <br /> 14. Pedestrian route should be between parking rows and separated from vehicle driving surface. <br /> 15. Provide freight vehicle turn-around space/turning radius. <br /> 16.
