Section F: Public Realm <br /> Finishes - Finishes will be durable and low maintenance such as stainless, galvanized, or powder <br /> coated. <br /> Colors - For exterior fences and railings that are nor-stainless or galvanized, finishes should be <br /> black or consistent with the district theme. <br /> Fence and Railing Types: <br /> • Fences - Fences may be used for screening, security and separation of space. For <br /> security areas, 5'to 8' tall fences will provide controlled access, but maintain visibility <br /> such that one cannot hide behind a given area of the fence. For the screening of trash <br /> dumpsters and utility areas, a 6' high fence or hedge is required that will provide 100% <br /> screening when closed. In no case shall chain link fences be allowed except as a <br /> temporary solution for construction security. <br /> • Hand Railings — Hand railings will be used for stairways, steep ramps, and other plaza <br /> areas where a rail will help assist in balancing as one transitions grade changes. Hand <br /> rails must meet all required codes and standards or accessibility. <br /> • Guardrail — In areas where there is a steep grade drop-off or other potential safety <br /> hazard, guardrails will be used. Guardrails shall meet local codes and standards. <br /> Plaza Walls <br /> Design_Intent — Walls provide edges, grade retention, and definition, but also will enhance the <br /> urban de-sign character of Waterfront Place Central open space. Where possible, walls shall be <br /> designed as 12" to 24" high seat walls to provide opportunities for public seating. Design will <br /> reflect Waterfront Place Central environment through recalling historic wharf and sea wall <br /> design with materials, stone or masonry unit size, and joinery. <br /> Materials - Walls will be constructed of materials durable enough for the marine climate. <br /> Finishes - Wall finishes for granite will expose the natural material, but should be textured to <br /> various degrees according to its application. Brick finishes shall be unpainted natural brick that <br /> has a historic look. Finishes for concrete walls should be smooth and durable or lightly imprinted <br /> with custom form liner patterns that tie to the district or area character. Concrete should have 'V' <br /> groove control joints or channels at frequent intervals. Sealants shall be required in areas with <br /> potential exposure to vandalism or staining. All finishes must be long-lasting and low <br /> maintenance. <br /> Colors - Granite and brick shall be unpainted with natural color selected to enhance the historic <br /> character. For concrete walls, color should be integral or stained with a permanent, non-fading <br /> penetrating stain finish. Stain color should adhere to the color palette of the surrounding context. <br /> Plaza and Open Space Utilities <br /> Design Intent- Utilities link basic systems and service throughout Waterfront Place Central. <br /> These utilities will tie to and service plaza and open spaces.
