• The typical wall construction consisted of 2X4 studs at 16" on center (3-5/8" X 1-
5/8") with 1X4 original siding over the studs with'/4" plywood over the old siding
and 10" bevel lap siding over the plywood.
• The interior finish of the exterior walls showed no fire damage, but some water
damage.
• The ceiling of the garage showed water damage stains.
• The East wall exterior siding assembly of the garage was badly charred, but the studs
had little charring.
• The wall top plate and first three rafter lines at the northeast end of the garage
appeared to be badly charred. A measurement of the charring depth was not able to
be made.
• Most of the 2X rafters, and all the ceiling joists observed did not appear to be charred
to any great extent, if at all.
• The north gutter and downspout are damaged at the northeast corner of the garage.
• The concrete block foundation below the East and North walls did not present any
spalling or cracking damage.
STRUCTURAL CONCLUSIONS
• The three most eastern 2X4 rafter lines, excluding the east end wall, appear to be
charred greater than 1/4" in depth and are severely weakened at the north end.
• The exterior siding assembly of the East wall is damaged beyond use.
• The charred siding of the north wall is damaged beyond use.
• The roofing at the northeast corner of the garage is no longer serviceable.
• The damaged gutter and downspout at the north wall are no longer serviceable.
STRUCTURAL RECOMMENDATIONS
• In general, any 1" thick members or less (including plywood) that are charred 1/8" or
more need to be replaced.
• In general, any 2" thick members that are charred 1/4" or more need to be replaced.
• Any material that is not damaged enough to be replaced or has sustained smoke
damage should be treated with a spray to mitigate the lingering smoke smell.
• All the East wall structure outside of the existing wall studs needs to be replaced on
the east and north walls of the garage. Place new 7/16" OSB over the existing studs
with new wood beveled siding to match the other two walls.
• All the existing damaged siding of the north wall needs to be removed and replaced in
kind using a 7/16" OSB sheathing underlayment nailed to the existing wall studs with
8d @ 6" on center at all panel edges and 12" on center in the field.
• The three damaged rafter lines need to have new 2X4 members sistered to one side of
the existing rafters from the existing ridge to the existing rafter tail and nailed with 8d
@ 12" on center staggered along the entire length of the members. For appearance,
the ends of the three damaged rafters can be removed, leaving the new 2X4 member
showing on the exterior of the garage.
• The damaged widows and exterior trim boards of the north wall need to be removed
and replaced.
• The damaged gutter and downspout at the north wall need to be removed and
replaced along including all fire damaged barge boards.
Page of11
