Finding: Public Works and Planning has determined that each lot may have its own separate vehicular <br /> access to Wetmore Avenue.The access driveway within the panhandle for Lot 1 will be 10 feet wide. <br /> f. Provisions for all appropriate deeds, dedications,and all other easements. <br /> Finding: Provisions for all appropriate deeds,dedications and any easements necessary must be made.All <br /> easements must be shown on the final short subdivision map.An easement from the property to the <br /> south will be required with the current location of the proposed storm drain. <br /> g. Provisions made for access to and maintenance of all common facilities; and <br /> Finding:There will be no common facilities for this short subdivision. <br /> h.Transportation systems for both motorized and non-motorized travel modes, including streets,alleys, <br /> sidewalks,transit stops, bike lanes,and safe pedestrian routes to schools and schoolgrounds.This <br /> includes connections to existing and planned facilities. <br /> Finding: This project is subject to Transportation Mitigation in accordance with Ordinance 3389-14 <br /> (codified as EMC 18.40)and subsequent revision. Applicant is encouraged to obtain a copy of the <br /> Ordinance and determine applicable mitigation fees and/or other requirements prior to building permit <br /> application. You may contact the Traffic Engineering Department for an estimate only of Mitigation Fees <br /> (Michael Brick:425-257-7790, MBrick@everettwa.gov). <br /> 9. Existing Public Services.The proposed project shall be designed to not adversely impact the following <br /> public services: <br /> a. Police; <br /> Finding: Impact to police services is not anticipated. <br /> b. Fire; <br /> Finding: Impact to fire services is not anticipated. <br /> c. Parks; <br /> Finding: Impact to park services is not anticipated. <br /> d.Schools. <br /> Finding: The project site is within the Everett School District.School impact fees are assessed at the time <br /> of building permit issuance. <br /> 10. Flood Plain-The proposed project and design shall meet the requirements of the Everett Unified Code <br /> and flood damage prevention requirements in EMC 19.30. <br /> Page 4 of 8 <br />
