3. Separate plumbing, mechanical, and electrical permits shall be obtained by the <br />Contractor as required, as noted on Sheet A3, though existing plumbing rough - <br />ins, mechanical ducting, and electrical wiring were not modified, as only the <br />existing fixtures, appliances, etc., were removed for replacement. <br />Architectural <br />1. The note regarding the existing ceiling height has been added to Sheet A4, <br />PROP05ED COMPLIANCE UPPER LEVEL PLAN. <br />2. 5moke and Carbon Monoxide alarms have been located on 5heet5 A3 and A4. <br />They are battery -operated only, as they were installed as part of the initial <br />remodel, and Sheetrock was not removed (to hardwire and interconnect). <br />3. Plumbing, mechanical, and electrical work only included replacement of existing <br />fixtures, So removal of Sheetrock during the initial remodel was not required. <br />However, as the existing door to the deck (to be removed) from Bonus 1, <br />CURRENT/DEMOLITION UPPER LEVEL PLAN, Sheet A3, a note has been added on <br />Sheet A4, PROP05ED COMPLIANCE UPPER LEVEL PLAN, to address the <br />supplemental framing, insulation, etc., for the new exterior wall cavity. <br />4. Only one window was replaced in the existing Living room (for egress for the new <br />room labeled 'BED 39, as noted on 5heets A2 and A3. The rough opening width <br />of 36" was not changed,. only the opening height (as necessary to lower the sill <br />below the 44" maximum height threshold for egress). Incidentally, that window will <br />need to be rep/aced as the single -hung assembly installed does not meet egress <br />requirements, so a replacement casement window of the same size has been <br />specified on Sheet A4, PROP05ED COMPLIANCE MANI LEVEL PLAN. <br />Additionally, no glazed doors were replaced/added, though the existing glazed <br />deck door will be replaced with a window as detailed in our response to <br />Architectural Comment #2. <br />5. Per our telephone conversation, the reconstructed portion of the existing stair <br />will be removed (as shown on Sheet A3), and the existing (covered) stair <br />stringers from the original Stair assembly will be rebuilt per the original <br />condition. <br />6. The current non -compliant stair guardrails will be removed per Sheet A3, <br />GURRENT/DEMOLITION MAIN LEVEL PLAN. The original stair assembly had full - <br />height walls in lieu of guardrails, as shown on Sheet A2, EXI5TING/DEMOLITION <br />(ORIGINAL) MAIN LEVEL PLAN, and the proposed intent is to now provide Code - <br />compliant guardrails instead of rebuilding the full -height partitions, as detailed on <br />Sheet A&, SECTION @ PROP05ED COMPLIANCE 5TAIR SECTION. <br />Structural . <br />1. 5tructural work was not performed during the remodel, with the exception of the <br />partial stair modification, which will be removed as detailed in our response to <br />Architectural Comment #5. <br />a. The existing 12"-wide front door rough opening was not modified for the <br />new double -door assembly; <br />b. The Upper Level opening for the door to the deck was existing, but as the <br />existing deck will be removed per our telephone conversation, So too will, <br />be the door; <br />Page 2 of 3 <br />
