Appeal Process: This administrative decision may be appealed to the Hearing Examiner no later than 14 <br />days from the day after the date of mailing of the decision. For information regarding appeals please <br />refer to Everett Municipal Code Title 15, Chapter 24, Article IV (EMC 15.24.290—15.24.380) and contact <br />Kelsey Heyd at 425.257.8731 or kheyd@everettwa.gov with any questions. <br />Notes: 1. The issuance of the Special Property Use does not constitute project approval. The applicant <br />must obtain all required permits, inspections and final approvals from City of Everett Permit <br />Services. The applicant must demonstrate and comply with all applicable requirements of <br />Everett's Municipal Code (EMC) prior to receiving any permits. <br />2. This land use permit shall terminate if the applicant does not apply for a public works or <br />building (construction) permit within 5 years, except where a time limit on the land use <br />permit is otherwise established under federal or state law, city ordinance, or an executed <br />development agreement. Any changes to the final design requires prior Planning approval and must clearly demonstrate <br />compliance with EMC19.41.150.C, EMC 19.41.150.D.1.b, and PD118-01. <br />Public Works — Sabrina Fandler — 425.257.7813 — sfandler@everettwa.gov <br />1. Construction permits, inspections and final approvals are required for this project from City of <br />Everett Permit Services. <br />2. A Public Works Permit is required for this project. Detailed drawings in accordance with the <br />current City of Everett Design and Construction Standards and Specifications for Development <br />shall be submitted to the Public Works Department, paving, utilities, lighting, conduit, pole <br />details, structural calculations, and all required improvements in the public right-of-way. Public <br />Works Department approval of these drawings is required prior to any permits being issued. All <br />improvements shall be completed, approved, and warranted before the final approval is <br />granted. <br />3. City streets are to be kept clear of dirt and debris at all times during construction. Dust <br />suppression and street cleaning must occur as directed by the Public Works Inspector. <br />4. Any broken or damaged sidewalk/ public right-of-way shall be repaired/ replaced in accordance <br />with current City of Everett Standards and per the City Public Works Inspector. <br />5. As-builts of electrical, lighting, and data conduit are required to be submitted per current City of <br />Everett Design and Construction Standards and Specifications for Development manual, prior to <br />final approval/close out of the permit. <br />6.
