Mr. Ram Nehara <br />Plan Check Number: CW1910-004, Second Building Review <br />August 20, 2020 <br />Architectural <br />1. Basement Floor Plan 2/A3.1 includes a "new living space". The following comments should be <br />addressed: <br />a. Section 1/A4.1 should specify a ceiling clearance of at least seven feet per Section R305.1. <br />b. The minimum clearance for the door should be 6'-8" per IRC Section R305.1. <br />c. The space requires an egress route to the public way per Section R311.1. Provide an <br />exterior landing per Section R311.3. <br />d. The space does not have interior access to the kitchen and bathroom. A code -compliant <br />access route to the main area of the house is required. The route may not pass through <br />another bedroom per IPMC Section 404.4.2. See Sections R306.1 and R306.2. <br />e. The space should be treated as a potential sleeping area and include smoke detectors. See <br />Section R314.3 (1) and (3). <br />f. Each dwelling unit is limited to one kitchen unless a variance is approved by the Planning <br />Department (EMC). The plan should include a note stating that a second kitchen or cooking <br />appliances are not permit in this space. <br />2. The kitchen should specify the exhaust rate for the fan per Section M1507.4(WAC). See Section <br />R303.4. <br />3. The bathroom should specify the exhaust rate for the fan per Section M1507.4 (WAC). See <br />Section R303.4 (WAC). <br />4. The laundry area should be provided with local exhaust per IRC Sections R303.4 (WAC) and <br />M1507.4 except when included in another room (e.g., bathroom) equipped with a local exhaust <br />and not separated by a door. The dryer exhaust duct should comply with IRC Section M1502.4. <br />5. The dimensions for the new exterior stair for Bedroom 4 should be shown. Provide landings per <br />Section R311.7.6. Show handrails complying with Section R311.7.8. Provide foundations. The <br />wood construction should be preservative -treated or naturally -durable wood per Section <br />R317.1. <br />6. The location, size, and bottom sill height of all windows should be specified. Emergency escape <br />windows should comply with IRC Section R310. Safety glazing should be specified where <br />required per IRC Section R308.4. Fall protection should be provided when required per Section <br />R312.2.1. <br />7. Details for the construction of all walls (i.e., interior and exterior, bearing and nonbearing) <br />should be provided. Walls should include fire blocking per IRC Section R302.11. <br />8. The exterior walls should be covered with a weather -resistant materials per IRC Section R703, <br />including a barrier per Section R703.2. <br />9. The roof should be covered per IRC Section R903. Asphalt roofing should include an <br />underlayment complying with IRC Section R905.1.1 and Table R905.1.1(2).
