Except as otherwise provided by this tftle, open 7 <br />space includes setback areas that meet the requirements defined in this tftle.” 8 <br />e. “Private open space” has the same meaning as set forth in EMC 19.04.030: “a small 9 <br />parcel of land or outside area (deck, lanai, patfo) immediately adjacent to an individual 10 <br />dwelling unit maintained by and for its residents and reserved exclusively for their use.” 11 <br />f. “Amenity space” includes private open space, in additfon to outdoor open space or 12 <br />indoor common area. 13 <br />2. Outdoor and common areaAmenity Space is required in the amounts stated below,. Outdoor 14 <br />and common area requirements, as set forth below, are based on unit size: 15 <br />Table 9-1: Outdoor and CommonAmenity Space Area Requirements 16 <br />Unit Size Area Required: <br />Studio, or 1-bedroom, <br />or sleeping unit <br />75 square feet per unit <br />2+ bedrooms 100 square feet per unit <br />3. Required Common Area. 17 <br />For multffamily residentfal development with fifty or more units, at least twenty-five percent of 18 <br />the required amenity space area in subsectfon (B)(2) of this sectfon shall be common area as 19 <br />further set forth below: 20 <br />a. At least fifty percent of the required common area must be outdoor open space. 21 <br />Outdoor areas open space may be passive or actfve, such as: 22 <br />(1) Passive areas, such as outdoor courtyards, seatfng areas, tree groves, trails, 23 <br />or family picnic area with amenitfes such as landscaping, lightfng, weather 24 <br />protectfon and other features that encourage use year-round; 25 <br />(2) Actfve areas, such as tot-children’s play area, hard surface game court, or 26 <br />outdoor swimming pool. 27 <br />b. Up to fifty percent of the required common area may be indoor common area, such 28 <br />as indoor recreatfon facilitfes or indoor community rooms. 29 <br />c. Common areas shall be centrally located so as to be near a majority of the dwelling 30 <br />units and constructed so as to be accessible to residents and visible from dwellings on 31 <br />the site. Actfve areas shall be separated from Evergreen Way or any freeway, including 32 <br />interchanges, by building mass and distance. 33
