Buildings that are nine floors or more shall include at least three distfnctfve forms including 4 <br />horizontal and vertfcally artfculated components that shall be provided on all sides of the 5 <br />building such as: 6 <br />a. layered building forms; 7 <br />b. wall plane offsets; 8 <br />c. facade artfculatfons; 9 <br />d. material changes; and 10 <br />e. window fenestratfon pattern changes. 11 <br />B. Horizontal Artfculatfon. Horizontal artfculatfon is required to visually break up the massing of the 12 <br />ground floor of the front and side street (corner) facades into segments no greater than twenty-five feet 13 <br />in width. Examples of horizontal artfculatfon include bays, mullions, columns, piers, pilasters, recessed 14 <br />entries, awnings, or other architectural treatments. 15 <br />C. Facades Longer Than One Hundred Feet. Building facades longer than one hundred feet in width 16 <br />must utflize a combinatfon of vertfcal and horizontal artfculatfon with a change in building materials, 17 <br />finishes, and/or fenestratfon technique. See Chapter 19.09 EMC for additfonal standards applicable to 18 <br />multffamily residentfal buildings. 19 <br />D. Blank Walls. Blank walls at the ground floor are prohibited and shall be designed with windows, 20 <br />doors, architectural elements, murals, landscaping or other treatments as approved by the planning 21 <br />director. 22
