Plaza and Forecourt Design Standards. 1 <br />a. A plaza or forecourt shall include architectural or other site design features along the 2 <br />front setback line. Examples include landscape planters, distfnctfve change in pavement 3 <br />color or type, sitting walls, etc. These features shall generally be no higher than thirty-six 4 <br />inches above the adjacent sidewalk. 5 <br />b. A plaza or forecourt shall be surfaced with high quality, durable impervious or semi-6 <br />pervious materials, such as concrete, brick, or stone pavers, covering no less than 7 <br />seventy-five percent of the surface area. Any nonpaved area of the plaza must be 8 <br />landscaped. 9 <br />c. A plaza or forecourt shall feature paths, landscaping, seatfng, lightfng, public art 10 <br />and/or other pedestrian amenitfes to make the area more functfonal and enjoyable. 11 <br />d. A plaza of two thousand square feet or more in area must be designed to include 12 <br />one or more central markers, such as a fountain or sculpture. 13 <br />e. Circulatfon within the plaza or forecourt shall connect pedestrians to public streets 14 <br />on which the plaza abuts and major design features of the plaza, such as seatfng areas or 15 <br />open air cafes. 16 <br />f. A plaza or forecourt may not contain driveways, parking spaces, passenger drop-offs, 17 <br />garage entrances, loading berths, exhaust vents, mechanical equipment, or refuse and 18 <br />recycling storage. 19 <br />Figure 12-8 9-15: Plaza and Forecourt 20 <br /> 21 <br />D. Design Standards for Development Abutting Residentfal Zone Along Rear Property Line. Any new 22 <br />development exceeding fifteen thousand square feet of gross floor area in the NB, B, MU zones, or the 23 <br />LI1-MU zone which abuts a residentfal zone shall provide plans to demonstrate visual compatfbility with 24 <br />the adjacent residentfal zone. Development subject to this requirement shall provide plans and 25 <br />demonstrate the following: 26
