EVERETT 2044 <br />DEVELOPMENT REGULATIONS <br /> <br /> <br />6/17/2025 <br />DEVELOPMENT REGULATIONS <br />Page 146 <br />1. Building Materials. Prefabricated metal buildings and buildings with corrugated metal siding 1 <br />shall be prohibited. Exterior building materials shall be selected so as not to project or reflect 2 <br />natural or artfficial lightfng or glare into residentfal areas. Building exterior materials shall be 3 <br />factory finished, stained, integrally colored, or otherwise suitably treated. Materials may include: 4 <br />a. Split face or fluted concrete masonry units (CMU). 5 <br />b. Factory glazed concrete masonry units (CMU). 6 <br />c. Face brick. 7 <br />d. Stone veneer. 8 <br />e. Insulated glazing and framing systems. 9 <br />f. Architectural pre-cast concrete. 10 <br />g. Painted or stained site-cast concrete. 11 <br />h. Architectural concrete. 12 <br />i. Factory finished, standing seam metal roofing (for applicatfon to pitched roof systems 13 <br />only). 14 <br />j. EIFS. 15 <br />k. Architectural metal. Do not use glossy metal. 16 <br />2. Building Artfculatfon Standards. Buildings with exterior walls greater than sixty feet in length 17 <br />in the LI2 zone and one hundred feet in length in the HI zone shall be required to provide 18 <br />architectural modulatfon, in accordance with the following standards: 19 <br />a. Vertfcal Artfculatfon. Vertfcal artfculatfon is required to distfnguish the building’s 20 <br />upper and lower levels of front and side street (corner) facades. Examples of vertfcal 21 <br />artfculatfon include cornice lines, awnings or canopies, changes in materials or window 22 <br />patterns, recessed entries, reveals, or other architectural treatments. 23 <br />b. Horizontal Artfculatfon. Horizontal artfculatfon is required to visually break up the 24 <br />massing of the ground floor of the front and side street (corner) facades into segments 25 <br />no greater than sixty feet in width for the LI2 zone and one hundred feet in width for the 26 <br />HI zone. Examples of horizontal artfculatfon include bays, mullions, columns, piers, 27 <br />pilasters, recessed entries, awnings, or other architectural treatments. 28 <br />c. The planning director may allow use of other methods to achieve the intent of the 29 <br />vertfcal/horizontal artfculatfon standards. This includes use of landscaping which breaks 30 <br />up flat expanses of building walls, or a combinatfon of techniques providing the desired 31 <br />effect. 32 <br />3. Building Entrance and Window Design. 33 <br />a. Building Entrances. Primary building entrances should be easily identffiable and 34 <br />relate to human scale. 35
