Alley Access Accessory Buildings. Accessory residentfal buildings or detached accessory 3 <br />dwelling units which are accessed from an alley shall measure building heights from the average 4 <br />alley elevatfon at the rear lot line. 5 <br />b. Steeper Sites. Any zone in which building heights are determined based on the sidewalk 6 <br />elevatfon at the front lot line and where a site for development has a difference in existfng grade 7 <br />between the sidewalk and midpoint of the front setback line of five feet or more, the height shall 8 <br />be determined as the number of floors and vertfcal distance from the base elevatfon of a 9 <br />building to the highest point of the roof, exclusive of building appurtenances. 10 <br />Figure 22-3: Height Measurement for Steeper Sites 11 <br /> 12 <br /> 13 <br />5. Where to Measure Height Reductions From. Where height reductfons are required for 14 <br />buildings due to being adjacent to residentfal zones (see EMC 19.22.030), the measurement of 15 <br />distance from the building to adjacent zone is from adjacent zone boundary, except where the 16 <br />adjacent zone boundary is along the centerline of a street or alley, the measurement shall be 17 <br />made from the property line across an alley or street in the adjacent residentfal zone. See Figure 18 <br />Table 22-2 5. 19 <br />C. Where Building Heights Are Measured To. Building heights are the vertfcal distance from the point 20 <br />identffied in subsectfon (B) of this sectfon of a building to the highest point of the roof, exclusive of 21 <br />building appurtenances. “Building appurtenance” means elevator overtravel/mechanical equipment, 22 <br />deck railings, chimneys, steeples, television and radio antennas, ham radio antennas, television dish 23 <br />antennas, flagpoles, and vent pipes in any zone, and mechanical systems in zones other than single-24 <br />family zones the neighborhood residentfal zone, and other similar features, excluding signs, which are 25 <br />customarily located on or above the roof of a building. 26 <br />D. What Floors Are Included in Height. 27 <br />1. The number of floors or stories shall include all floors located above where heights are measured 28 <br />from (sidewalk or base elevatfon). 29
