Off-Street Parking Calculatfons Where Uses Not Specified. If the proposed use is not shown in Table 2 <br />34-1, the planning director, in consultatfon with the city engineer, may use one of the following optfons 3 <br />to determine requirements for off-street parking: 4 <br />1. Where a use is similar in nature and off-street parking demand to the proposed use, the 5 <br />minimum parking spaces for that similar use may be used. 6 <br />2. Where there is not any use that is similar in nature, the following minimum off-street parking 7 <br />requirements will be used: 8 <br />a. Nonresidentfal uses: one parking space per five hundred square feet of gross floor 9 <br />area. 10 <br />b. Residentfal uses: one parking space per one thousand square feet of gross floor area. 11 <br />B. Off-Street Parking Calculatfons on Sites with Combinatfon of Uses. The requirement for different uses 12 <br />on the same site, or a combinatfon of uses within one building or tenant space, shall be the sum of all 13 <br />requirements for the individual uses reduced by any applicable joint or shared parking provisions. See 14 <br />EMC 19.34.060(B)070 for reductfons for mixed-use projects. 15 <br />C. What Can Be Considered as Off-Street Parking. Off-street parking spaces may include spaces in 16 <br />garages, carports, parking lots, and/or driveways if vehicles are not parked in a vehicle travel lane or a 17 <br />required front setback; provided, that for single-family detached dwellings, duplexes and accessory 18 <br />dwelling units (ADUs), off-street parking is allowed in the front setback on a driveway that meets the 19 <br />standards of this tftle. Off-street parking for electric vehicles may be included in parking required by this 20 <br />chapter. Refer to the Internatfonal Building Code for requirements on electric vehicle charging 21 <br />infrastructure. 22 <br />DC. Off-Street Parking Must Be Maintained. Off-street parking spaces must be retained in the amount 23 <br />required at the tfme of development approval, except that existfng off-street parking, which exceeds 24 <br />current requirements, may be removed. if the quantfty of parking is not reduced below the current 25 <br />requirements for use on the site, or through shared parking agreements, if any. 26 <br />ED. How Fractfons Are Addressed for Vehicle parking. If the formula for determining the number of off-27 <br />street parking spaces results in a fractfon, the number of off-street parking spaces shall be rounded to 28 <br />the nearest whole number with fractfons of 0.50 or greater rounding up and fractfons below 0.50 29 <br />rounding down. 30 <br />FE. Use of Common Parking Areas. Required off-street parking spaces may be provided in an area 31 <br />owned and maintained in common by a homeowners’ associatfon or other entfty. Parking spaces located 32 <br />in a common area shall be available to customers, guests, and invitees of residents, and shall not be 33 <br />reserved for any specific tenant or dwelling unit. 34
