If these spaces <br />are restricted to very low-income residents, then only 10 <br />vehicle auto parking spaces would be required if Optfon A <br />were chosen. <br />20 units @ 1 space per unit x 0.50 reductfon factor = 10 spaces <br />Example 2: <br />The same 20-unit apartment is proposed, but without any <br />income restrictfons. However, the apartment is located on a <br />Swift route with frequent transit service. In this scenario, 15 <br />auto vehilce parking spaces would be required. <br />20 units @ 1 space per unit x 0.75 reductfon factor = 15 spaces <br />4. Mixed-Use Projects. Mixed-use buildings or developments, including developments such as a 4 <br />mini-mall, may have complementary parking utflizatfon patterns, in which case sharing of the off-5 <br />street parking can allow for a reduced number of stalls in a development. 6 <br />a. Projects with Residentfal Units. For mixed-use buildings with residentfal units where 7 <br />fifty percent or more of the gross floor area is dedicated to nonresidentfal uses, it is 8 <br />reasonable to expect that there would be a substantfal amount of parking left vacant 9 <br />during the hours when parking is needed by residents. The residentfal off-street parking 10 <br />requirement may be reduced by up to fifty percent with an approved transportatfon 11 <br />demand management (TDM) plan. 12 <br />b. Mixed-Use Projects, General. If more than one type of land use (see Table 34-1) 13 <br />occupies a single structure or parcel of land, the total requirements for off-street parking 14 <br />may be reduced by five percent of the sum of the requirements for all uses. 15 <br />c. Mixed Use Projects, Specific. See EMC 19.34.070 for reduced off-street parking for specific shared 16 <br />parking optfons. 17
