No substantfal conflict between the operatfng hours of the uses for which joint 2 <br />use of vehicle parking is proposed is allowed. 3 <br />2. Assigned Stalls. Parking Vehicle parking stalls that have been assigned full tfme to individual 4 <br />tenants or occupants shall not be eligible for shared parking. 5 <br />3. Distance. 6 <br />a. Off-street vehicle parking facilitfes shall be located within five hundred feet of the 7 <br />use which they are to serve, measured along the access route with a safe walking path. 8 <br />b. Off-street vehicle parking facilitfes for nonresidentfal uses within Metro Everett shall 9 <br />be located within one thousand feet, measured along the access route with a safe 10 <br />walking path. 11 <br />Figure 2 34-1: Shared Parking and Safe Walking Path 12 <br /> 13 <br />4. Joint Use Agreement. The planning director may require formal The right of joint use of 14 <br />shared off-street vehicle parking must be demonstrated through a binding agreement that is tfed 15 <br />to the land or similar written instrument establishing the joint use. The binding agreement may 16 <br />restrict future changes to use of the property. All agreements are subject to review and approval 17 <br />of the city. in order to have off-street parking reduced pursuant to this sectfon. 18 <br />19.34.080, TRANSPORTATION DEMAND MANAGEMENT. 19 <br />A. When a Transportatfon Demand Management (TDM) Plan Is Required. 20 <br />1. A TDM Transportatfon Demand Management plan must be prepared for the following 21 <br />development projects: 22 <br />a. A TDM plan is required for new constructfon of a principal building in excess of fifty 23 <br />thousand square feet of gross floor area. 24 <br />b. A TDM plan is required for substantfal renovatfon of a principal building with a gross 25 <br />floor area of at least fifty thousand square feet and involving a change of use. 26
