Parking locatfon standards may be modified with Review Process 1 <br />II described in EMC Title 15, Local Project Review Procedures. 2 <br />B. Vehicle Parking Locatfon—General Requirements for Nonresidentfal Uses. 3 <br />1. Vehicle pParking, except as otherwise allowed for automobile, light truck or RV sales or 4 <br />rental, shall not be located within a required building setback, required landscape area, or open 5 <br />space. 6 <br />2. For nonresidentfal uses, required off-street vehicle parking shall be located on property 7 <br />within five hundred feet of the building or use which it is required to serve. This distance shall be 8 <br />measured along the access route. The property upon which the off-street parking is provided 9 <br />shall be located in the same zone as, or a zone which allows, the use for which the parking is 10 <br />required. 11 <br />3. Separatfon of Surface Vehicle Parking Lots from Public Right-of-Way. a. Surface parking lots 12 <br />shall not be located between buildings and Broadway or Evergreen Way. b. For all other streets, 13 <br />sSurface parking lots shall be set back either ten feet from the public sidewalk, or five feet from 14 <br />the property line, whichever is greater. The intent of this requirement is to provide a minimum 15 <br />ten-foot landscape separatfon between surface parking lots and public streets in accordance 16 <br />with Chapter 19.35 EMC. c. There shall be no setback required from a public alley. 17 <br />4. Surface parking lots shall be set back from interior lot lines consistent to meet the 18 <br />landscaping and screening requirements of Chapter 19.35 EMC. 19 <br />5. Marijuana retailers shall comply with the parking locatfon requirements set forth in EMC 20 <br />19.13.160. 21 <br />6. Modificatfon of Standards. Parking locatfon standards may be modified with Review Process 22 <br />II described in EMC Title 15, Local Project Review Procedures. 23 <br />C. Vehicle Parking Locatfon Requirements, Metro EverettMixed-Use Centers. 24 <br />1. Separatfon of Surface Parking from Public Right-of-Way. All surface parking lots within Metro 25 <br />Everett shall have a minimum front setback of forty feet. For corner lots, the minimum setback 26 <br />from a street side lot line shall be five feet. Exceptfon: within the Light Industrial 1 LI-MU zone, 27 <br />the minimum front setback for surface parking shall be fifteen feet. Where surface parking is 28 <br />provided, it shall be separated from any public sidewalk by a minimum of five feet to allow 29 <br />screening/landscaping in accordance with Chapter 19.35 EMC. 30 <br />2. There shall be no setbacks required for rear and side interior lot lines unless otherwise 31 <br />necessary to accommodate landscaping/screening in accordance with Chapter 19.35 EMC. 32 <br />3. Nonresidentfal Uses. Auto pParking for nonresidentfal uses in Metro Everett shall be located 33 <br />within one thousand feet of the use for which it is required, measured along the access route. 34 <br />4. Modificatfon of Standards. Parking Vehicle parking locatfon standards may be modified with 35 <br />Review Process II described in EMC Title 15, Local Project Review Procedures. 36
