Acre Short Plat Stormwater Site Plan <br /> The project proposes to develop a currently vacant, approximately 0.64-acre site into a three single <br /> family lots. A number of trees of varying type, age, and health conditions exist on the site. Figure 2 in the <br /> Appendix displays the existing site conditions. <br /> The development will include three single family residences with three separate driveways, walls, a storm <br /> drainage facility, and associated utility connections. In addition,the project will include minor frontage <br /> improvements to Federal Avenue and Crescent Avenue in the form of pavement widening and providing a <br /> paved shoulder. All storm drainage controls for this project are proposed in accordance with City of Everett <br /> surface water standards, including the 2010 City of Everett Stormwater Management Manual and the 2019 <br /> Washington State Department of Ecology Stormwater Management Manual for Western Washington (DOE). <br /> Current site zoning of the property is R-1, Single Family. The proposed short plat is a permitted use under <br /> the current zoning and all site development and public infrastructure improvements are proposed in <br /> accordance with applicable City of Everett development standards. Figure 3 of the Appendix displays the <br /> proposed site conditions. <br /> The developed site is required to provide flow control facilities per current COE surface water standards. <br /> Most of the storm water runoff from the improved site will be collected and conveyed to a formal flow control <br /> facility prior to being released to the existing, downstream,combined sewer system. The project proposes a <br /> subsurface detention tank with a flow control riser to provide detention storage and flow control.
