Acre Short Plat Stormwater Site Plan <br /> SECTION 2 - SITE ASSESSMENT <br /> Refer to Figure 2—Existing Conditions in the Appendix of this report in conjunction with the site <br /> assessment. <br /> COESWMM SITE ASSESSMENT REQUIREMENTS <br /> 1. Topography: The project site currently slopes and drains easterly towards the eastern property line. <br /> The slopes of the site are generally steep, ranging from 17% in the northeast corner to 50% in the <br /> southeast corner. <br /> 2. Drainage: Summarized in Section 8.A -Off-Site Analysis. <br /> 3. Soils: The soils of the area are characterized generally by the Natural Resource Conservation <br /> Services (NRCS) as Alderwood gravelly sandy loam. A site-specific investigation of the existing site <br /> geotechnical conditions was performed by Ages Engineering, LLC. Copies of their Geotechnical Report <br /> (March 30, 2015) are provided in Appendix A for reference. <br /> 4. Ground Cover: The project site is mostly covered with thick brush and grasses with a number of <br /> deciduous and coniferous tree groups spread throughout the project site. <br /> 5. Critical Areas: No critical areas are located on or in the immediate vicinity of the project site. Steep <br /> slope areas exist on-site and a description of these conditions are provided in the Geotechnical <br /> Report in Appendix A. <br /> b. Adjacent Areas: The property is fronted by Crescent Avenue to the east and Federal Avenue to the <br /> west.
