Mr. Seth Cirrotti-Caruso <br />Cochran Electric <br />April 1, 2025 <br />Page 3 <br /> <br /> <br />ASSUMPTIONS, EXCLUSIONS AND EXCEPTIONS <br />1. This proposal assumes that all electrical engineering will be completed at the same time <br />and there will be no phasing within the project scope. <br />2. This proposal is based on a Construction Cost of no more than $55 million. If the GMP final <br />approved construction cost exceeds that value Coffman will require additional services. <br />3. The facility will not be designed to NetZero or Living Building standards. <br />4. Specification and placement of all site, stadium, and field luminaires assumed to be by <br />others and excluded. <br />5. Design work for duct bank routing, utility poles, utility vaults, and other infrastructure <br />associated with the electrical utility upstream of the utility transformer is assumed to be by <br />the Civil Engineer. Coffman will show general routing for reference. <br />6. Design of all low-voltage systems (telecommunications, AV, fire alarm, building controls, <br />etc.) are excluded unless specifically indicated as being provided by Coffman under the <br />Scope of Work above. Coffman will coordinate with the low-voltage designer to provide <br />120V and higher voltage power to the low-voltage system equipment. <br />7. This proposal covers the design of the initial facility and does not include work associated <br />with the buildout for future tenant improvements for concessions or other tenants that will <br />be designed into the facility after Design Development phase. <br />8. Effort associated with Value Engineering after the 100% DD phase is excluded. <br />9. Effort associated with commissioning and performance testing are excluded from this <br />proposal. <br />10. The project is anticipated to be LEED certified. Documentation and submission for LEED <br />credits will be by others. Coffman will work to provide an electrical design that <br />accommodates credits noted under the Scope of Services. Other credits, including credits <br />associated with renewable energy, are excluded from this proposal. <br />11. The project will be designed in Revit to a LOD of 200. Coffman’s modeling will be limited to <br />the electrical distribution equipment. Modelling of feeders, branch circuits, cable trays, <br />conduit racks, and other systems are excluded. Coffman’s model will be utilized for spacing <br />planning purposes only and the final installation modeling, construction clash detection, and <br />other modeling to support construction activities will be by Cochran Electric. <br />12. Coffman will provide preliminary fault current calculations as required for permitting <br />purposes. Final fault current calculations, arc flash and coordination studies will be by <br />others. <br />13. Photovoltaic systems, if required, will be design-build by the photovoltaic installer. Coffman <br />will coordinate system size and pathway back to the main service. <br />14. Design associated with generator fueling systems other line voltage power required to fuel <br />pumps and ancillary equipment is excluded. <br />15. Coffman will receive frozen architectural backgrounds (walls, doors, and RCPs locked) and <br />mechanical/plumbing electrical coordination drawings 15 business days prior to the <br />milestone submittals noted above.
