Panera Bread Stormwater Management Report Everett,WA <br /> SECTION 3 - Stormwater Site Plan <br /> I. Project Description <br /> The scope of work being performed under this project is the demolition of the existing <br /> oil/lube business, self-serve carwash and the affiliated pavement and utilities. Once <br /> demolition is complete, a new 4,300 square foot Panera Bread restaurant with drive-thru <br /> will be constructed along with a newly configured parking area and site utilities. <br /> Although the project site is part of an overall plaza, the only work being performed will be <br /> the proposed restaurant and it immediate surrounding area. For the purposed for this <br /> assessment,the area considered shall be within the limits of disturbance and any <br /> stormwater runoff that will influence the stormwater conveyance system being <br /> constructed. <br /> II. Site Assessment <br /> The existing site is mostly impervious surfaces with a small amount (0.05 acres) of <br /> pervious area. In performing and analysis of the threshold discharge area, it has been <br /> observed that the site currently drains to a series of catch basins; which are routed to a <br /> single discharge location by way of underground sewer and a small section of open <br /> channel (ditch) along 3rd Avenue SE. The connection point to the City collection system is <br /> a single manhole with a vertical riser located at the southwest corner of the property. The <br /> proposed project shall continue to utilize the existing single discharge location. <br /> The project site is located on the northeast corner of a plaza that consists of a McDonald's <br /> restaurant to the east and an in-line retail center along the east and south sides of the <br /> plaza. After performing a site visit, reviewing topographic survey and studying the as-built <br /> drawings of the adjacent McDonald's; it has been determined that 0.26 acres of runoff <br /> from the McDonald's parking area currently sheet flows onto the project site. This area <br /> will continue to contribute to the project site and has been accounted for in the <br /> stormwater system design. See Figure 3 in Appendix A. <br /> No Critical Areas were identified on the project site or influencing the project site. <br /> III. Site Development Plan w/On-Site Stormwater Management BMPs <br /> The following items from the site assessment were used to determine appropriate On-Site <br /> Stormwater Management BMPs: <br /> • There is 0.26 acres of area to the east (McDonald's parking lot)that currently drain <br /> onto the project site. There is no on-site drainage leaving the site. <br /> • Proposed slopes throughout the site range from 1%to 6%, which is similar to the <br /> existing conditions. <br /> • There is no existing mature vegetation on the project site. <br /> Core States Group Page 11 <br />
