Panera Bread Stormwater Management Report Everett,WA <br /> • There are no small depressions on site that retain stormwater runoff <br /> • Since nearly the entire existing site is either pavement or building structures and no <br /> significant existing infiltration to consider, there are no depths or conditions of the <br /> soil profile that influence the existing or proposed conditions of the site. <br /> The following site design strategies were considered since Minimum Requirement#5 must be <br /> met on the project site: <br /> 1. There is no duff layer, native topsoil, and natural vegetation present to retain on this <br /> project site. <br /> 2. While no natural stormwater features are present on the existing site to retain,the <br /> project proposes to maintain the existing stormwater management concept. <br /> 3. The predevelopment flow path lengths and drainage patterns were maintained <br /> whenever possible. <br /> 4. Distances for overland flow were kept short wherever possible to promote sheet <br /> flow and minimize concentration of runoff. <br /> 5. The designed stormwater management system was kept as close to its origin as <br /> possible. <br /> 6. There were no areas of permeable soils or natural depression areas to consider. <br /> 7. Due to the small size of the site (less than one acre)there were no feasible areas to <br /> act as bioretention areas to capture, store, and infiltrate stormwater on site. <br /> 8. The parking lot and other proposed site features were designed to follow the site's <br /> topographic contours in order to minimize cuts and fills. <br /> 9. The amount of impervious area of the site-was decreased. <br /> 10. Due to the small size of the project site, utilizing vegetated open spaces or <br /> bioretention areas was not possible. <br /> 11. Due to the small size of the project site, directing rooftop runoff to infiltration areas, <br /> bioretention areas, or full dispersion systems to evaporate and transpire stormwater <br /> was not possible. <br /> 12. Impervious surfaces were reduced as much as possible. <br /> 13. Pervious paving surfaces were not practical for this site. <br /> 14. Soil Amendments (Option 2 per the City of Everett Stormwater Management <br /> Manual, Volume Ill, Chapter 12 BMP 12.20)to establish soil quality and depth, have <br /> been implemented into the construction plans. <br /> Core States Group Page 12 <br />
