2. EXISTING SITE CONDITIONS <br /> The site is located at 3020 Nassau St., Everett, WA 98201 in Section 30, Township 29N, <br /> Range 5E, Willamette Meridian. See Figure 1 - Vicinity Map. The entire property <br /> consists of 0.14 acres. <br /> Land use around the site is primarily commercial and residential. The existing parcel had <br /> contained a SFR that was recently demolished with straw mulch still covering the <br /> disturbed soil areas. The existing site also contained paved parking areas and <br /> walks/patio. Access for the new parking will be from the alley to the west. <br /> The existing developable site is mostly rectangular in shape made up of one existing <br /> parcel. The parcel is approximately 120-feet east and west and 50-feet north and south. <br /> The grades on the site are moderate with the steepest slopes approximately 8%. The <br /> vegetation found in the proposed area of disturbance on the existing property and alley <br /> consists of lawn, with exposed soil in the areas of the demolished SFR and removed <br /> driveway. <br /> A site visit was conducted on April 26, 2012. The weather was overcast with <br /> temperatures in the 50's. No surface water was observed on this site. <br /> The soil hydrologic types for this site have been identified as Type C from the Snohomish <br /> County Soil Survey Map, see figure 5. This soil, Aldwerwood— Urban Land Complex, is <br /> typically moderately deep and moderately drained soil found on till plains. This soil type <br /> is identified as a Till soil (Type C) in the 2005 DOE Manual. <br /> This site proposes to build 0.11 acres of access and parking. Approximately 85% of this <br /> project will be impervious surface with the remaining area to be landscaped. <br /> PSKC Nassau 12-0411 <br /> July 2012 Page-5 <br />
