3. DEVELOPED SITE CONDITIONS <br /> This development proposes to build 0.11 acres of new pavement for parking. The site <br /> area table below summarizes the proposed improvements. <br /> Site Areas <br /> Total On-site Parking Off-site <br /> (ac) (ac) (ac) (ac) <br /> Area of Disturbance 0.14 0.14 0.11 0.00 <br /> Note: the bypass area above is also included in the on-site area. <br /> This is shown in the stormwater calculations in Appendix A. <br /> The development area lies west of Nassau St. The site will take access off of an alley to <br /> the west. Grades on this site are moderate and run from east to west. This site is <br /> located within the combined storm/sewer system basin for the City of Everett. Therefore, <br /> all of the proposed improvements will be connected to that system. Discharge from the <br /> vegetated swale will be conveyed directly to the existing sewer main within the alley to <br /> the west of this parcel. <br /> Paved surfaces for this project will be collected along the north side of the parking and <br /> spilled into the vegetated swale through curb openings spaced 18-feet apart. The runoff <br /> within the swale will flow to the west and check dams have been designed to impound the <br /> water to attenuate flows and increase the potential for retention of runoff on-site. <br /> PSKC Nassau 12-0411 <br /> July 2012 Page-6 <br />
