Marlene Bissell 10-Unit Condo's
Drainage Report
Section 5 - Erosion Control Risk Assessment
General Description
This section of the report is to look at potential risks of erosion to the surroundings associated
with construction and post-development characteristics.
Location of Critical Areas and Protected Resources related to the Project
Project iswithin the 100 foot buffer of a Type F stream.
Risk to Fish Bearing Streams or Waterbodies from Proposed Construction
With adequate measures for erosion control proposed for this project, downstream waters should
not be adversely impacted.
Slope, Soil Type, and Relative Risk of Erosion During Construction
The soil type on site is Alderwood Urban Land Complex, Hydrologic Group C. The hazard of
erosion of Group C soils is considered to be moderate to high. The slopes on the site average
about 2-5 percent, which is considered to be a moderately low risk for erosion.
Potential for Slides or Ground Movements
There are no hazardous slide areas on or bordering the project site, therefore, there is a low risk
of erosion. After construction, the exposed surfaces will be permanently covered and will
provide stability to the sloping site.
Sources of Water other than Rainfall
The site is essentially a plateau with no significant upstream flows onto the site.
Percent of Site Left Vegetated
A few of the second grow trees within the northeast corner of the site could feasibly be
undisturbed. Vegetation within the stream buffer will be undisturbed.
6
