Mr. Sukhmeet S. Birk
American Eagles Management Services, LLC
Plan Check Number: BW2004-004, Second Building Review
August 13, 2020
Architectural
2. This comment has not been completely addressed. The original comment stated to provide an
approved one -hour fire -rated assembly for the south wall; the wall is required to be a listed and
tested assembly by an accredited testing facility (e.g., UL, GWB Association). The following
comments should be addressed:
a. The "Parapet Wall" detail on Sheet 6 specifies the wall complies with UL Design U344. This
assembly is not included in current UL publications. In addition, it is not clear if the
assembly has been tested for exposure from both sides, and if the rating permits the
exterior siding included in the detail. Additional documentation verifying the selected
assembly should be submitted for review, or the design should be revised. See Table
R302.1(1).
b. The assembly is required to be rated for exposure from both sides. The GWB should be
continuous to the top of the wall on both sides.
c. The GWB is located on the exterior of the wall. Verify if the GWB is required to be rated for
exterior use.
9. This comment has not been completely addressed. The original comment stated that the
cardboard insulation baffle shown in the "Typical Wall Section" on Sheet 6 should extend to at
least 12 inches above the insulation. The note in the section was revised, but the section
shows the baffle stopping at the top of the insulation. The baffle should be shown to extend as
required.
Structural
1. The architectural drawings include structural information that duplicates or differs from
information provided in the structural drawings. A note shall be provided on each architectural
sheet stating the following: "The architectural drawings include structural information that is
duplicated by the structural drawings. Where discrepancies occur, the structural drawings shall
control the structural work to be performed." See Section 106.1.1 and IBC Section 107.2.1.
2. The allowable soil bearing capacity appears to be based on the presumptive value allowed per
IBC Table 1806.2. Geotechnical special inspections should be performed for this project to
verify the capacity. The Structural Notes on Sheet S-1.0 should provide a statement including a
table listing each type of special inspection and the extent of each inspection (e.g., continuous,
periodic) per IBC Section 1704.3.1. See IBC Sections 107.1, 1704.2.3 and 1704.3.
3. Note 10 in the "Foundations" section of the Structural Notes on Sheet S-1.0 specifies concrete
strengths less than 4,500 psi. The project appears to include concrete elements that are
exposed to freeze -thaw cycles and water and qualify as Class F2 concrete per ACI 318-14
Table 19.3.1.1. Per ACI 318-14 Table 19.3.2.1, the minimum concrete strength for Class F2
concrete is 4,500 psi. The minimum concrete strength should be revised as required.
