The required number of credits should be normalized per Table R406.2 of the 2018 WSEC. The provided credit selection is from the 2015 WSEC. Please revise the schedule of the selected credits and include the schedule in the drawings. The performance requirements for the selected credits should be specified. For reference, the 2018 Single Family Prescriptive Worksheet has been attached. 2. The project requires a whole house ventilation system per IRC Section R303.4. Show the location on the plans; the fan should not be located inside a closed room. Specify the performance requirements per Section M1505.4. 3. Window 6 (see Sheet A101) should be safety glazed if the bottom exposed edge of the glazing is less than 60" measured vertically from the walking surface. Please specify safety glazing or show or provide the vertical measurements showing the safety glazing exception. See IRC R308.4.5. 4. The direct clearance in front of the powder room toilet and the vanity should be 21" per R307.1. 5. The enclosed space under stairs should be enclosed with no less than 1/2" gypsum wall board. See Sheet A101 and IRC Section R302.7. 6. The eave projection on the West wall appears to be within the 5'fire-separation distance. Per IRC Table R302.1(1) projections 2'to 5' within the fire-separation are required to be fire- resistance rated to a minimum of 1 hour on the underside, or fire-retardant-treated wood. Structural 1. The proposed project includes structural work. Structural drawings should be submitted as needed that include framing plans, sections, details, construction schedules, fastening schedules, materials requirements, general notes, special inspection requirements, etc. The drawings should substantiate compliance with the prescriptive requirements of the IRC. See IRC Sections R106.1.1 and R301.1. 2. The proposed design includes wall bracing that may or may not comply with the requirements of IRC Section R602.10. The drawings should be revised to show proposed wall bracing. See IRC Section R106.1.3.
