• <br /> Findings:A drainage report was submitted with the application(Donna Breske&Associates,April <br /> 15,2020)and has been tentatively reviewed by the Public Works Department.This project will be <br /> required to comply with the City's Stormwater Management Manual and the Design&Construction <br /> Standards and Specifications,as required in the conditions in this decision. <br /> 7. Open Space and On-Site Recreation:The proposed project and design shall meet the requirements <br /> for yard area and on-site recreation as defined in EMC 18.28.250 and 18.28.260 of this Ordinance. <br /> Findings:Each lot is required to provide private rear yard open space that is directly accessible from <br /> the living space within the house as defined in EMC 18.28.250.The open space area for each lot <br /> must be a minimum of 600 square feet with a minimum dimension of 15 feet.Maximum lot <br /> coverage by building is 35%for each lot.Open space requirements can be met. No on-site <br /> recreation facilities are required for short subdivisions. <br /> 8. Public Services:The proposed project shall be designed to meet the following: <br /> a) Adequate water supply to City Standards. <br /> Findings:There is an existing water main within Shore Avenue.Water service can be extended <br /> into the site to provide water to each of the lots.Water service must be installed to each lot <br /> prior to final approval. <br /> b) Adequate sewage disposal to City Standards. <br /> Findings:There is an existing sewer main within Shore Avenue.Sewer service can be extended <br /> into the site to provide service to each lot.Sewer service must be installed to each lot prior to <br /> final approval. <br /> c) Appropriate surface water management to City Standards. <br /> Finding:This project will be required to comply with current City of Everett Standards as listed in <br /> the conditions in this decision.The applicant must demonstrate that surface water is managed <br /> in accordance with the Stormwater Management Manual and Design and Construction <br /> Standards and Specifications. <br /> d) Adequate fire protection and hydrants to City Standards. <br /> Findings:A fire hydrant is located across the street from the subject property.Adequate fire <br /> protection can be provided.
