Findings:Lot 1 will have full frontage on a public right-of-way. Lot 2 will have vehicular access <br /> from a 15-foot wide panhandle.The panhandle drive shall meet the City's Design and <br /> Construction Standards and shall be capable of supporting the imposed load of fire apparatus <br /> and shall meet all gradient standards.Appropriate access has been designed to meet City <br /> Standards for all lots. <br /> f) Provisions for all appropriate deeds,dedications,and all other easements. <br /> Findings:Provisions for all appropriate deeds,dedications,and any easements necessary must <br /> be made.There should not be a need for any easements or dedications. <br /> g) Provisions made for access to and maintenance of all common facilities. <br /> Findings:No common facilities are proposed as part of this short subdivision. <br /> h) Provisions made for all necessary streets,alleys,sidewalks,transit stops,and safe walking <br /> routes to schools and school grounds. <br /> Findings:Shore Avenue is a paved local street without sidewalks.The nearest transit stop is <br /> approximately 0.3 miles away on W Mukilteo Blvd.Frontage improvements are required per the <br /> City Engineer,a paved 4-foot shoulder must be provided.Safe walking routes and school bus <br /> stops can be discussed with the Mukilteo School District's Director of Transportation and Safety. <br /> 9. Existing Public Facilities and Services:The proposed project shall be designed to not adversely <br /> impact the following public facilities and services below. <br /> a) Existing streets and other transportation systems. <br /> Findings:The subject property currently has two detached single-family residence on the site. <br /> The short subdivision is not expected to have an adverse impact on existing streets or other <br /> transportation systems. <br /> b) Existing utilities system. <br /> Findings:The City has capacity in its existing utility systems to provide service to this project. <br /> The proposed project will not adversely impact the existing utilities system. <br /> c) Police,Fire,Parks,and Schools. <br /> Findings:There should be no significant impacts to services provided by Police,Fire,Parks,or <br /> Schools. <br /> Page 5of 11 <br /> SS20-00202 <br /> EVERETT <br />
