Flood Plain:The proposed project and design shall meet the requirements of the Everett Zoning <br /> Code and Floodplain Overlay Districts and Regulations. <br /> Findings:The subject property is in Zone"X"as shown by the National Flood Insurance Program <br /> Map for the City of Everett.Zone X refers to those properties outside the 500-year flood area. <br /> 11. Landscaping Standards:The proposed project and design shall meet the landscaping standards as <br /> established by this Ordinance. <br /> Findings:Landscaping must be provided per EMC 18.28.080.Two(2)street trees are required along <br /> the street frontage.A landscape and irrigation plan meeting these requirements and those of EMC <br /> 19.35.100 and 19.35.115 must be submitted at time of Public Works permit application submittal. <br /> II.
