All improvements shall be completed,approved,and warranted before final plat approval is <br /> granted. <br /> 3. Final Short Subdivision Review and Fee:A final short plat review, inspection,and fee are <br /> required.The final short plat map must be submitted at the City of Everett Permit Services <br /> counter for review by scheduling an appointment with your project planner. Refer to the Final <br /> Short Subdivision Submittal Checklist for information on submittal requirements.An updated <br /> Subdivision Guarantee/Plat Certificate from your title company(current within 30 days)must <br /> also be submitted with a new Declaration of Ownership form,and a Declaration of Legal <br /> Documentation form. <br /> 4. The following changes to the proposed site plan shall be made(see redline notes on site plan): <br /> a. Maximum width of turnaround for Lot 2 shall be 10-feet.Turnaround shall be labeled on <br /> final short plat map;parking within the turnaround shall be prohibited. <br /> b. Proposed driveway for Lot 2 shall remain a minimum of 5-feet from the front property <br /> line dividing the two lots. <br /> c. Include lot area of Lot 2 to show both net and gross square footage calculations. <br /> d. Include width dimension of the panhandle portion of Lot 2,must be a minimum of 15 <br /> feet. <br /> e. Two(2)street trees are required along the frontage of Lot 1. <br /> 5. The following notes must be placed on the Final Short Subdivision Map: <br /> CONDITIONS OF SHORT SUBDIVISION APPROVAL: <br /> 1. Residential landscaping in the front yard is required to be completed prior to occupancy <br /> permits per EMC 18.28.080.F; <br /> 2. It will be the responsibility of the property owners to maintain all required landscaping; <br /> IV. APPEALS TO HEARING EXAMINER FOR SHORT SUBDIVISION:This administrative decision may be <br /> appealed to the City's Land Use Hearing Examiner no later than 14 days from the date of the <br /> decision.For information regarding appeals please refer to Everett Municipal Code Title 15, <br /> Chapter 02,Article VII(EMC 15.02.600)and contact Project Planner,Grace Pollard at <br /> 425.257.8731 or GPollard@everettwa.eov with any questions. <br /> Appeals must be made in writing and shall include a detailed explanation stating the reason for the <br /> appeal.Standings on to which an appeal is made is limited to the following: 1)the applicant or <br /> owner of the property on which the short subdivision is proposed;and 2)any property owner who <br /> deems themselves aggrieved and will thereby suffer a direct and substantial impact from the <br /> proposed short subdivision.The decision of the Hearing Examiner shall be final. <br /> V. EXPIRATION OF PRELIMINARY SHORT SUBDIVISIOIN:Final short subdivision approval must be <br /> obtained within five years of the date of preliminary approval,after which time the preliminary <br /> approval will be void.An extension may be granted by the city for one year if the applicant has <br /> attempted in good faith to submit the final short plat or binding site plan within the time period; <br /> provided,however,that the applicant files a written request with the planning director requesting <br /> the extension of at least thirty(30)days before the expiration of the time period.
