14. The expansion at the NW corner of the building has removed the NS braced walls in this area. The new <br /> braced wall condition on the west side of the house must comply with the requirements of IRC Section <br /> R602.10. The locations of the braced walls should be shown per Section R106.1.3. See Section R102.7. <br /> 15. The submitted information appears to indicate installation of a new wood beam. The drawings do not <br /> provide sufficient information for this work. See Sections R102.7.1, R106.1.1, and R301.1. The following <br /> comments should be addressed: <br /> a. Beam material (e.g., solid-sawn DF#2, GLB, SCL, etc.). <br /> b. Beam span. <br /> c. Lateral beam support against flexural-torsional buckling. <br /> d. End support locations and construction, including beam-support connections. <br /> e. Load path through the floor framing to the foundations, including connections. <br /> f. Supporting foundations. Note that existing foundations should comply with the current code <br /> requirements due to modifying the load path, or new foundations should be installed. <br /> 16. Structural calculations should not be included in the construction drawing set. The calculations should be <br /> provided in a separate package. <br /> 17. The new beam has been engineered per Section R301.1.3. The design appears to require revisions. The <br /> following comments should be addressed: <br /> a. The calculations are based on a 15.4-foot span. The estimate span including supports per the <br /> floor plan appears to be 18 feet. <br /> b. The beam material is not clear. A GLB appears intended based on the modulus of elasticity, but <br /> the indicated dimensions do not correspond to a standard GLB size. <br /> c. The design load appears to only include the 25 psf snow loading required per Section <br /> R301.2. The roof and ceiling load also appears to require support by the beam. <br /> d. The design appears to consider a tributary width of only 6 feet. The tributary width appears to <br /> be one-half of the building width based on the plan and building section, or approximately 12 <br /> feet. <br /> 18. The project includes construction of a new rear porch. Plans and details should be provided complying <br /> with IRC Section R507. The porch should comply with the egress requirements of Section R311. <br /> 19. Details for the construction of the new walls should be included. The details should specify connections <br /> for the top and bottom framing plates to the existing structure. See IRC Sections R106.1.1 and R301.1. <br /> 20. A general fastener schedule should be provided per IRC Table R602.3(1). Providing a reference to this <br /> table in the drawings does not satisfy this requirement. In addition, the make and model of proprietary <br /> hardware should be specified where used for connections. <br /> Review of your project will be performed in the order received once the required documentation has been <br /> submitted.
