2. This project is vested under the 2018 critical area code,Title 19,Chapter 37. <br /> 3. The proposed uses for this site shall be in conformance with the applicable use table of Title 19 Zoning. <br /> 4. Use Puget Sound Clean Air.Agency's guidelines to control dust. <br /> S. Setback Requirements.The M-M zone requires building structure setbacks.The front setback is 20 feet from <br /> the property line abutting.80's St SW. Interior setbacks are 10 feet and the rear setback is 20 feet.A <br /> minimum of a 20 foot setback is required from the relocated stream. <br /> 6. The maximum allowable building height is 65 feet,which is measured from the existing grade's average base <br /> elevation. <br /> 7. Rooftop mechanical equipment,including vents, must be screened per EMC 19.28.020.A.2 of the Zoning <br /> Code, <br /> 8. Landscaping and Screening: EMC 19.35,Table 35-1, Landscape Category D and outdoor storage provisions of <br /> EMC 19.41.100 apply. <br /> a.) A minimum of a 20-foot wide landscape strip planted with Type III landscaping is required <br /> along the street frontage. <br /> b.) A minimum of a 10-foot wide landscape strip planted with Type 11 landscaping is required <br /> along the interior lot lines.Note: No interior landscaping is proposed along the east lot line <br /> where the new.lamco parking is proposed.A Landscape Modification Application is <br /> required in order to approve a reduction of landscaping.The planning director may <br /> authorize a reduced width or waive the plantings in certain instances following the code <br /> requirements of EMC 19.35.070, <br /> c.) Interior landscape islands are required in all parking areas per EMC Title 19,Chapter 35 and <br /> specifically in EMC 1.9.35.080.B.2.A minimum of 30 square feet of landscaping shall be <br /> provided for each parking stall.Plantings must consist of a mix of trees,shrubs and ground <br /> cover.At least one tree shall be planted for every six parking spaces. Refer to the code <br /> section for other requirements. Note:The 'reserve parking'area shown on the site plan is <br /> required to have interior landscape islands per Chapter 35. <br /> d.) Outdoor Storage Area Screening:Section EMC 19.28.020.0 and 19.41.100 of the City of <br /> Everett Zoning Code requires screening of outdoor uses and storage areas.Outdoor storage <br /> areas are limited to occupy an area not more than SC%of the building footprint of the <br /> principal building. <br /> e.) A Landscaping plan is required to be submitted with the construction permit applications <br /> (Building Permit and Public Works Permit applications). Landscape plans shall be prepared <br /> by professionals licensed or certified in Washington State,such as licensed landscape <br /> architects,architects, engineers, or certified professional horticulturists, nurserypersons, or <br /> landscape designers.
