Landscaping is required to be installed per plan prior to final approval/close out of the <br /> building and public works permits. <br /> g.) A 2-year Landscape Maintenance Assurance in the amount of 10%of the plant and <br /> installation costs for all landscaping shall be submitted to the City prior to final <br /> approval/close out of the permit.Forms are available from the Planning Division. <br /> 9. Parking:Off-street parking must be provided per the Chapter 34 of the City of Everett Zoning <br /> Code and the City Design and Construction Standards and Specifications. <br /> 10. Placement and screening of refuse disposal areas must be provided per Section 39.080 of the <br /> Zoning Code as follows: Garbage receptacles,dumpsters, and recycle bins shall be provided. <br /> All garbage dumpsters and recycle bins must be screened from view from the street and from <br /> adjacent properties. This screening may be done using dense vegetation or by placing the <br /> dumpster or recycle bin in a structural enclosure.A shed roof covering over the dumpster is <br /> strongly encouraged. <br /> 11. A pedestrian circulation system for the site must be approved by the Planning Director and <br /> Traffic Engineer prior to the issuance of any building permits.Walkways must allow pedestrians <br /> and wheelchairs to gain easy access from sidewalks and bus stops to building entrances <br /> through the use of paths which are physically separated from vehicle traffic and maneuvering <br /> areas. (See the city's Design and Construction Standards and Specifications Manual and the <br /> Transportation Compatibility section,Section 39.165 of the Zoning Code.)Note: include a <br /> pedestrian circulation system within the design. <br /> 12. A lighting plan for surface parking areas is required to provide illumination to improve site <br /> security and minimize light spill and glare impacts on adjacent properties per the requirements <br /> listed in EMC 19.34.120.F. <br /> 13. Business Signage:Sign Category C applies to the site.See EMC 19.36 for sign regulations. <br /> 14. Noise: Noise must comply with the City of Everett Noise Ordinance, EMC 20.08. <br /> 15. If proposing to divide the property,a land division application is required in order to divide the <br /> new building from the existing Achilles manufacturing buildings. If not proposing to divide the <br /> property, then additional landscaping improvements on the existing Achilles site would be <br /> triggered with this new building expansion if the value of the new construction occurring within <br /> a two-year period is equal to or greater than 35%of the assessed value of the existing <br /> structures per EMC 19.35.030.B. <br /> 16.
