As-built Documents and Operations and Maintenance Manual <br />a. Develop a comprehensive set of as-built documents following facility <br />completion. <br />b. Development of a comprehensive operations and maintenance manual <br />as detailed in Section 01 78 23. <br /> <br />17. Removal and Disposal of Hazardous Materials <br />a. The PGSF site is known to contain regulated building materials <br />including lead-containing coatings, asbestos-containing materials, <br />mercury-containing light tubes, switches, and thermostats, HID lamps, <br />and PCB-containing fluorescent light ballasts. Some portion of these <br />materials will be removed from the site during the demolition activities <br />preceding storage facility construction. The project scope of work is <br />anticipated to include removal and disposal of residual hazardous <br />materials as needed to implement the proposed improvements. See <br />Terracon Consultants, Inc. Regulated Building Materials Assessment <br />report provided in Volume 7 Attachment F. <br />1.2 SYSTEMS INTEGRATOR WORK <br />A. The Contractor shall retain the services of Quality Controls Corporation (QCC) <br />as a sub-contractor to provide the Systems Integrator work under this <br />Contract. QCC has experience with the Owner’s existing control system and <br />is typically retained by the Owner for systems integration and programming <br />services. The scope of the “Systems Integrator” is specified in Section 40 61 <br />13. Refer to Section 01 22 13 for measurement and payment provisions <br />related to the Systems Integrator work. <br />1.3 CONTRACTOR’S USE OF SITE AND PREMISES <br />A. The Contractor shall assume full responsibility for protection and safekeeping <br />of products under this Contract. <br />B. The Contractor shall obtain and pay for use of any additional parking, storage <br />or work areas needed for his/her operations. <br />C. The Contractor shall limit the construction activities to the areas indicated on <br />the Drawings. <br />D. Construction Plan: Before the start of construction, provide a construction <br />plan regarding access to Work, use of Site, proposed laydown areas and <br />utility outages for acceptance by the Owner and associated parties. After <br />acceptance of the plan, construction operations shall comply with the <br />accepted plan unless deviations are accepted by the Owner in writing.
