C. Requirements for the Cluster Alternative Plat or Short Plat Map. A preliminary cluster <br /> alternative plat or short plat map shall be drawn to the specifications as defined in Section <br /> 18.08.020C of this title for preliminary plat or preliminary short plat map. <br /> D. Requirements for Supplemental Map. A preliminary cluster alternative supplemental <br /> map shall be drawn to the specifications defined in Section 18.08.020D of this title. <br /> E. Requirements for Site Plan. All site plans must be a minimum of eighteen inches by <br /> twenty-four inches. Upon written approval by the city, the applicant may increase the size <br /> of the site plan to twenty-four inches by thirty-six inches. All plans are to be prepared by <br /> or under the supervision of qualified experts such as those in the fields of surveying, <br /> engineering, architecture or land planning. The following shall be shown on a <br /> preliminary site plan proposed for the cluster alternative: <br /> 1. The name or title of the proposed cluster subdivision or short subdivision; <br /> 2. The date, north arrow, and scale; <br /> 3. Total site area,boundary lines of tracts, lot lines, lot number, and block number; <br /> 4. Locations and names of existing and proposed streets and ROW; <br /> 5. Building footprint or building site on each lot showing the placement of the building <br /> on the lot, proposed private open space, access to and private parking, areas to be <br /> landscaped, and proposed setbacks; <br /> 6. Location and width of private and common landscape areas; <br /> 7. Environmentally sensitive areas, required buffers, and setbacks; <br /> 8. Common and private open space and recreation areas; <br /> 9. Proposed density, open space, and recreation calculations; <br /> 10. Any other special setbacks proposed or required by the city; <br /> 11. Common and private parking areas for total site and each lot; <br /> 12. Preliminary design of proposed recreation area; <br /> 13. Identification of proposed building design or unit to be used on each lot; and <br /> 14. Location and size of drainage and water quality facility. <br /> F. Requirements for Landscaping Plan. All landscaping plans must be a minimum of <br /> eighteen inches by twenty-four inches. Upon written approval by the city, the applicant <br /> may increase the size of the landscaping plan to twenty-four inches by thirty-six inches. <br /> All plans are to be prepared by or under the supervision of a qualified expert in the field <br /> of landscaping or a landscape architect. The following features and information shall be <br /> shown on a preliminary landscaping plan for the proposed cluster alternative: <br /> 1. The name or title of the proposed cluster subdivision or short subdivision; <br /> 2. The date, north arrow, and scale; <br /> 3. Total site area,boundary lines of tracts, lot lines, lot number, and block number; <br /> 4. Locations and names of existing and proposed streets and ROW; <br /> 5. Building footprint or building site on each lot consistent with the preliminary site plan; <br /> 6. Location and width of landscape areas for the total site showing generally the type of <br /> materials, size, and quantity to be used to illustrate concept; <br /> 7. Streetscape planting such as street trees and/or other plantings to illustrate concept; <br /> 8. Typical lot detail for each building plan to be used showing such things as yard <br /> planting, screening, and fencing; <br /> 9. Fencing detail if proposed, landscaping entry ways, and identification signs with a <br /> sign detail showing size, type of materials used, and location; <br /> 19 <br />
