city, the applicant may increase the size of the map to twenty-four inches by thirty-six <br /> inches. All maps are to be made by or under the supervision of a registered Washington <br /> State licensed surveyor, engineer, architect or land planner. The following shall be shown <br /> on supplemental maps for proposed preliminary subdivision or short subdivision <br /> applications: <br /> 1. The name or title of the proposed subdivision or short subdivision; <br /> 2. The date, north arrow and scale; <br /> 3. Total site area, boundary lines of tracts, lot lines, lot numbers,block numbers; <br /> 4. Location and name of existing and proposed streets and ROW; <br /> 5. Existing structures and setbacks; <br /> 6. The location of driveways, existing and proposed; <br /> 7. All easements and uses; <br /> 8. Existing and proposed utility services; <br /> 9. Fire hydrant location and distance to building sites; <br /> 10. Field topography at five-foot contours, Everett city datum; <br /> 11. Environmentally sensitive areas tracts with buffers, open space, greenbelts, <br /> recreation tracts, and all easements; <br /> 12. Proposed storm water drainage facilities (detention and treatment) tracts and <br /> landscaped areas; and <br /> 13. Location of all trees larger than twelve inches in diameter showing which trees will <br /> remain and which trees will be removed. The city may require a tree hazard evaluation <br /> report by an expert on trees. <br /> E. Site Development Plan Requirements for Easement Access, Panhandle Lots, Setback <br /> Modifications, and Lot Variances. The following features and information shall be <br /> shown on a preliminary development plan proposed for subdivision or short subdivision: <br /> 1. The name or title of the proposed subdivision or short subdivision; <br /> 2. The date, north arrow, and scale; <br /> 3. Total site area, boundary lines of tracts, lot lines, lot number, and block number; <br /> 4. Location and name of existing and proposed streets and ROW; <br /> 5. Building footprint or building site on each lot showing the placement of the building <br /> on the lot, proposed private open space, curb cut with access to private parking, <br /> landscaped areas, proposed setbacks, and the approximate location of contiguous <br /> dwellings; <br /> 6. Preliminary landscaping plan with location and width of private and public common <br /> landscape areas; <br /> 7. Environmentally sensitive areas, required buffers, and setbacks; • <br /> 8. Common and private open space and recreation areas; <br /> 9. Any other special setbacks proposed or required by the city; and <br /> 10. Common and private parking areas for total site and each lot. <br /> EMC 18.08.030 Review process for administrative preliminary subdivisions. <br /> A. Required Review Process. An administrative preliminary subdivision application of <br /> fifty lots or less shall be reviewed as a Review Process II as defined in Title 15 of this <br /> code, as amended, with the following added or changed procedures: <br /> 5 <br />
