Stair access should be relocated to a clear path of travel to access the public way. <br />The multiple stairs shown on the north side of the building from the sidewalk to the <br />required parking would be obstructed by cars and car overhangs, and should be <br />removed from the drawings. <br />4. Please show riser and tread dimensions on the new stairs, including handrails on <br />both sides, per IBC sections 1009.7.2 and 1012.2. <br />5. Please include elevations for the handrail installation, and show the area of new <br />work to the sidewalk and to the vehicular area, per ICC A117-2009 section 406.1. <br />Handrails are required on both sides of the stair, per IBC section 1009.15. <br />Code references cited are the 2012 International Building Code (IBC) and the 2012 <br />International Property Maintenance Code (IPMC): https://everettwa.gov/174/Construction- <br />Codes. The current IBC referenced standard for accessible design is the 2009 "Accessible and <br />Usable Buildings and Facilities" (ICC/ANSI A117.1). This permit review does not cover Federal <br />ADA, FHA, or HUD regulations and standards, including the Fair Housing Accessibility <br />Guidelines. Compliance with those regulations is the responsibility of the owner of the building. <br />All codes referenced, as adopted by the City of Everett, must include current revisions by the <br />State of Washington. These comments address building issues only.
