twenty feet in width for a distance of twenty feet from the easement access drive <br /> curb. All parking areas shall be landscaped, screened and improved in accordance <br /> with the design and development provisions of this chapter. For any easement <br /> access drive that is not required to have Type A-1 curbing, the City shall require a <br /> landscaped berm, swale or other barrier to prevent parking outside of the <br /> approved driveway. Refer to subsection 18.28.080.B of this title. <br /> Section 27: Section 7.F.8 of Ordinance No. 2328-98, as amended by Ordinance <br /> No. 2536-01 (EMC 18.28.130.), is hereby amended by the addition of the <br /> following: <br /> K. All easement access and panhandle lots shall provide a vehicle turnaround as <br /> approved by the City Traffic Engineer. For easement access rear lots, the turnaround shall <br /> be located on the lot that it is serving. The turnaround area shall not be included in <br /> meeting the parking requirements of this title. Parking within the turnaround shall be <br /> prohibited. <br /> Section 28: Section 7.F.8.j of Ordinance No. 2328-98, as amended by Ordinance <br /> No. 2536-01 (EMC 18.28.130.J), which reads as follows: <br /> J. Garages and Carports. On any lot where covered parking is proposed, the garage <br /> or carport shall be at a minimum five feet from any property line or twenty feet <br /> from a public street or easement access drive. The access to the covered parking <br /> area shall not exceed twenty feet in width in the front setback area from the public <br /> street or from the easement access drive curb. This area shall be landscaped, <br /> screened, and improved per the design and development provisions of this <br /> chapter. <br /> Is hereby repealed. <br /> Section 29: Sections 7.F.8.L; 7.F.8.N; 7.F.8.O; 7.F.8.P; 7.F.8.Q of Ordinance No. 2328- <br /> 98, as amended by Ordinance No. 2536-01 (EMC 18.28.130.L), which reads as <br /> follows: <br /> 1. The computations for meeting minimum lot area requirements for the Everett <br /> Zoning Code shall not include the easement portion of the lot. Except for a two- <br /> lot short subdivision the easement area may be included in the calculation of the <br /> minimum lot area for the lot fronting on the public street. Said lot shall not have a <br /> net lot area less than four thousand square feet. <br /> m. The easement portion of a lot may be used in calculating the lot width and depth <br /> requirements for the purpose of meeting the standards as established by the <br /> Everett Zoning Code. <br /> n. Required Setbacks for Easement Access Lots. Units that do not have frontage on <br /> the public street will be required to meet the following setbacks: <br />
