1. Front yard setback(orientation toward public street): twenty feet; <br /> 2. Side yard setbacks: five feet; <br /> 3. Side yard setbacks: five feet from easement access drive curb and twenty feet <br /> for detached/attached garage or parking area; <br /> 4. Rear yard setbacks: twenty feet; <br /> 5. Reduced setback modifications of these standards are permitted as defined in <br /> Section 18.28.210(E) of this chapter. <br /> o. Re-orientation of Lots or Units. Lots that do not have frontage on the public street <br /> will be allowed to re-orient the lot or unit toward the easement access drive <br /> subject to compliance with the following standards: <br /> 1. Front yard setback: ten feet for single-family unit; twenty feet for detached or <br /> attached garage; <br /> 2. Side yard setbacks: five feet; <br /> 3. Rear yard setbacks: twenty feet; <br /> 4. Rear Lot Exterior Property Line Setback. The setback from the rear lot line of <br /> the parcel to be subdivided shall not be less than ten feet. The principal structure <br /> may not exceed fifteen feet in height if closer than twenty feet from a rear lot <br /> exterior property line; <br /> 5. Screening/landscaping is provided as required in the design and development <br /> provisions of this chapter; and <br /> 6. Driveway and Parking Area. The driveway and parking area may not exceed <br /> twenty feet in width in the front yard setback area. <br /> P. Easement Access Drive Landscaping Buffer. All required landscape buffers for <br /> easement access drives will be allowed to be included into the minimum lot area <br /> calculations for the lot upon which it is located. All required setbacks from <br /> easement access drives shall be measured from the curb. <br /> q. All lots within an easement access short subdivision that are less than five <br /> thousand square feet in land area are required to comply with Everett Zoning <br /> Code small lot development standards. <br /> Are hereby repealed <br /> Section 30: Section 7.F.8 of Ord. 2328-98 as amended by Ord. 2536-01 (EMC <br /> 18.28.130), is amended by the addition of the following: <br /> M. Lot width, depth, dwelling unit orientation,building sites for easement access lots. <br /> The Planning Director shall have the authority to modify the following standards under <br /> subsection 18.28.050.B of this title,where a dedication for right-of-way widening is <br /> required by the City. <br />
