Structural • <br /> 1. The roof framing plan indicates existing framing above the living room. The plans and <br /> inspection consultation indicate a new header and other work done without permits at <br /> the ceiling level. Please verify that the altered ceiling construction is an adequate <br /> substitution for any ceiling framing or cross ties that may have been removed in the <br /> past. <br /> /2. Please verify that the structural calculations and structural plans submitted for the <br /> replacement and extension of the deck and the stairs connecting the deck to grade <br /> meet the 100 psf minimum requirement for an exit in a multifamily building, per IBC <br /> table 1607.1. <br /> L,'3. The supports for the existing egress stairs from the top apartment should be detailed on <br /> the drawings to be designed to support the stair loads to resist forces from wind, gravity <br /> and seismic loading, per IBC 1603.1. <br /> a. The foundation for the posts should be shown on the drawings to frost line, <br /> eighteen inches below grade. <br /> b. Positive attachment should be shown to secure the posts. <br /> )4Please submit framing drawings which show the structural supports of the floors and <br /> roof to clearly identify existing and new work per what has occurred in the field, and <br /> any resulting structural revisions required. <br /> a. Please reference details to the specific location on the framing plans. <br /> Construction <br /> L/ 1. The new roof on the expanded deck will trigger NFPA-13R sprinklers for the entire <br /> building, per IBC 903.2.8, as amended by the State of Washington. Please either <br /> remove the roof from the permit drawings, or identify the sprinkler requirement on the <br /> submittal. The new deck (unroofed) will not trigger this requirement for sprinklers. <br /> 2. A sleeping room should be identified and dimensioned in each apartment, per the <br /> minimum requirements of IPMC Section 404.4 and 404.6. <br /> 3. The living room in the first floor northwest corner apartment does not meet minimum <br /> requirements for an efficiency unit, per IPMC 404.6. Please revise the apartment layout <br /> to meet minimum room dimension requirements in IPMC Section 404, or revise the <br /> layout of the building from a fourplex to a triplex.
