Where toilet room ceilings are being replaced, new toilet room
exhaust fans should be shown on the drawings to be ducted directly to the outside,
maximum 1 sonne.
8. Previous comment.- The new laundry room should indicate a whole house fan to meet
minimum requirements of current code, per IMC 403.8.1 and dryer exhaust per IMC
504, and IMC 102.4 for alterations.
a. In answer to your question when we discussed this on the phone, the violations
compliance requirements are in IPMC 106.1, attached. The last permit on the
structure, in 2012, indicated that the proposed location of the laundry room was
shown as a bedroom. Snohomish County Assessor records does not indicate a
change of ownership during that time.
All codes cited refer to the 2012 International Residential Code (IRC), 2012 International
Property Maintenance Code (IPMC), 2012 International Building Code (IBC), the 2012
International Fire Code (IFC), the 2012 International Mechanical Code (IMC), and the 2012
Washington State Energy Code (WSEC), as amended by the State of Washington and adopted
by the City of Everett. The current IBC referenced standard for accessible design is the 2009
"Accessible and Usable Buildings and Facilities" (ICC/ANSI A117.1). Federal ADA regulations and
standards may be more restrictive. These comments address building issues only. Additional
revisions or additions may be required by other departments (such as Utilities, Traffic, Planning
or Fire). All required submittals must be of sufficient detail and information to ensure that the
proposed structure will be constructed in compliance with all adopted codes.
Sin rely,
i
Meg Hale, RA
Plan Review Architect, 425-257-8813
Cc: AFI Jim Venturo
v.
CITY OF EVERETT • 3200 Cedar Street • Everett, WA 98201 • (425) 257-8800 • Fax (425) 257-8882
