2. Wetland buffer mitigation monitoring reports must be submitted immediately following <br /> completion of the mitigation work(As-built condition), and after the first,second and <br /> fifth years. A maintenance bond must be provided,prior to release of the performance <br /> bond,to cover 90%of the estimated monitoring and maintenance work for the wetland <br /> buffer mitigation project. <br /> 3. The wetland areas and associated buffer areas must be set aside in an environmentally <br /> sensitive area(ESA)tract or easement. This includes the abutting parcel to the north,on <br /> which grading,replanting and buffer averaging is proposed. Appropriate documents <br /> must be filed with the County Auditor prior to building permit issuance. Standard City <br /> forms are available from the Planning/Permit Services Department. <br /> 4. The eastern portion of this site contains a steep slope area that is part of Powder Mill <br /> Gulch. This area,along with the setback from top-of-bank,was established as part of the <br /> development of the Intermec property to the north. No changes to this critical area <br /> boundary have been proposed. <br /> Fire Department Requirements: <br /> 1. Access -The International Fire Code requires that all new structures shall provide Fire <br /> Department access roads to within 150 feet exterior walking distance of all portions of <br /> the ground floor. Fire Department access roads (Fire Lanes) shall provide a minimum of <br /> 20 feet in width of unobstructed,paved driving surface with a minimum clear height of <br /> 13'6". Inside turn radii must be 35 feet. Slope approach and departure angles must <br /> not exceed 10 degrees. Fire lane grade must not exceed 15 percent. Fire lane <br /> construction must comply with AASHTO H30 load capacity. Fire Lanes will be <br /> posted and maintained as required by the Fire Department. Unorthodox access which <br /> meets code requirements but is too unusual for crews will not be allowed. <br /> All retaining walls must meet AASHTO H30 requirements. <br /> 2. Buildings greater than 30 feet high require ladder apparatus access in accordance with the <br /> 2006 International Fire Code, Section D 105. The unobstructed width of the access in the <br /> immediate vicinity of the building shall be 26 feet. At least one of the required access <br /> routes shall be located within a minimum of 15 feet and a maximum of 30 feet from the <br /> building and shall be positioned parallel to one entire side of the building. <br /> 3. Five(5)Knox Boxes are required. Two of the boxes will be for Building C. <br /> .4. Easement Marking-Fire apparatus access roads on easements shall be marked whenever <br /> necessary to maintain the unobstructed minimum required width of roadways. The <br /> easement shall be marked as follows: <br /> a. Curbs shall be identified by red traffic paint with a 6-inch wide stripe on the top <br /> and front, extending the length of the designated fire lane. <br /> b. Rolled curbs shall be identified by red traffic paint with a 6-inch wide stripe on <br /> the curb,extending the length of the designated fire lane. <br /> 19 <br />
